Hello everyone,

So far, I have discussed my topics in the thread "Procedure for Single-Family House New Build on an Existing Plot."

At your request, I have now created a new thread to show you a draft floor plan.
I would appreciate it if you could share with me any observations you have. We have an upcoming appointment where we want to provide the architect with our comments, change requests, etc.

A knee wall of 140cm (4 ft 7 in) would definitely be better than around 100cm (3 ft 3 in). However, with a low knee wall, the roof window would have to span almost the entire width of the stairwell opening.

A cross-section drawing would be helpful and the designer should do this to ensure the staircase will work.

I understand where you’re coming from and I think you’ve identified the strengths and weaknesses clearly. The question is: what to do next? We’re optimistic that we can get it just right. The alternative of bringing in a “second one” is hard for me to consider and, from what I see, probably not possible in this setup.

Well, the staircase is fundamentally different, which affects all levels, including the upstairs hallway and rooms. Wouldn’t you agree?

Yes, the staircase is somewhat different. However, the difference in the layout of the rooms is rather small in this case.

Yes, the issue was probably more related to the staircase affecting the other floors as well. Additionally, the rooms in the northeast become smaller.

Good evening everyone,

We received the cost breakdown today. As expected, we will need to stretch the budget a bit more than initially planned, but we are optimistic that the planning can continue and that construction can start in late summer.
Since you’re probably curious: the total is 585,000 (five hundred eighty-five thousand) on paper.
To manage this compared to the original budget, we will need to contribute more equity and also take out a larger loan. We did some calculations and I’m confident that we can proceed as planned without having to drop the garage or similar features. A detailed review of the cost breakdown with the architect will follow. We might also identify additional useful tasks we can do ourselves to reduce costs.
