we are currently building our new house.
We had the first appointment with the electrician, and for the smart home system, he recommended Free@home.

The electrician does not offer KNX.

What would you recommend? Should we go with Free@home or install a wireless smart home system ourselves later?

Which system do you plan to use? That will influence the choice. If you go with Unifi, using a Unifi switch would make sense, as you can integrate it into the controller. For your 12 ports in the house, the Switch Lite 16 PoE would be suitable (with PoE, since if you use Unifi, you will naturally also use PoE-powered Unifi access points).

The main question about the switch is whether it should be managed or unmanaged, and whether Layer 2 or Layer 3 is needed. The recommended type is Layer 2, which should be sufficient.

This only causes more confusion now. If he stays with Unifi, the management functions are available within the system's capabilities. I don’t expect the OP to have any knowledge of routing or to need it.

Otherwise, same here: a 16-port PoE Unifi switch and off you go. I’m curious if there will be another question about whether Unifi is better than something else, about which there is just as little knowledge...
