You are planning more than 20 sqm (215 sq ft) for the parents’ sleeping area and walk-in closet, while the children’s rooms—where they play, read, do homework, and have friends over—are only just over half that size.
Such small children’s rooms are acceptable in a small house due to limited lot size or budget. But here, the children’s rooms are disproportionately small compared to the rest of the house. You could definitely allocate more space to the kids, while the bathroom and especially the parents’ area seem excessively large.
Additionally, please place both children’s rooms on the sunny southwest or southeast side, as that is where they live and need natural light. Sleeping parents and bathrooms do not necessarily require a south-facing side.
The living area is much larger than necessary, and the corridors are also oversized with too few options for built-in closets. Sloping corners on the ground floor reduce storage opportunities further. Overall, there is too little storage space. The small children’s rooms barely have space for winter clothing or larger toys. Storage rooms are always useful, especially with children.
(Example: Child 1 is too old for the rocking horse, Child 2 is still too young; the rocking horse goes into the storage room.)
It’s an interesting initial approach. However, I would recommend starting over by reassessing room layouts, room sizes, and garage positioning. Buildings to be constructed on the property for sale
