ᐅ Floor Plan Design for a 150 sqm Single-Family Home – Tips for Improvement?

Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.


Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

As mentioned, she has all the data, the zoning plan / development plan, soil survey, etc., knows our maximum budget, and is also aware of the single-story requirement.

If only the children move into the attic, I don’t think that’s a bad idea. However, I’m rather skeptical that she can stick to the budget. You also have to build a staircase and an additional hallway—not just the rooms. Insulating the roof, extra storage spaces, a separate kids’ bathroom, etc.—that’s pretty close to a luxury upgrade. What was the maximum again in euros?

After all the negative comments about our initially planned budget, I now prefer to keep it to myself. In the end, I’ll be happy to share what everything actually cost us! You learn not to reveal everything publicly all the time.

When the time comes, I will remind you exactly at this comment above. At least you will get a floor plan without any restrictions from the client.

Whether you want to allow yourself this creativity remains to be seen. If it is liked, this will be the first unintended upscaling. That happened quickly.

But please always keep in mind that we are building here in a “rural area.” The nearest larger city – Hanover – is about 55 km (34 miles) away. Starting with fully serviced land prices per square meter below 60 EUR (about 6 USD), all the way to building costs, everything here is still somewhat cheaper!

Within 50 km (31 miles) around Hamburg, you won’t find any land for less than 150 EUR (about 16 USD) per square meter anymore. I just want to say that I do believe your cost estimates, but there is always some leeway and regional price differences. I am experiencing this myself right now, and yes, we have had 8 other offers for comparison.

I’m also looking forward to the design!

I just wanted to mention it. Don’t want your house to end up more expensive than mine :-p.

Your development plan states single-story buildings. The architect can’t just change that. So why do you leave the meeting and she draws you 3 stories?

I’m just trying to understand!
