ᐅ Floor Plan Design for a 150 sqm Single-Family Home – Tips for Improvement?

Hello everyone,

we are in the process of building a single-family house with a basement suitable for living. This is the design we have come up with. I would like to hear from you if you see any possibilities for improvements.

On the ground floor, there is a side entrance door on the right. The carport will be located there.

In the basement living area, the children's rooms face south. From there, it should be possible to access the terrace and the garden.

I look forward to your tips and suggestions!

Ground floor plan: open living and dining area, kitchen, bathroom, hallway, and two rooms.


Apartment floor plan: kitchen, living room, hallway, and bedrooms with dimensions.

You’ve already been to an architect? From the general contractor? And you already have a draft? And now you’re going to see someone else?

Anyway, once you bring something already drawn along, there’s no more freedom for the design.

If you show a proposal, they assume that’s exactly what you want… even if it’s completely unorthodox.

Well, of course, you think about your own preferences in advance!

And about "carrying those few things down to the basement every time..." but then demanding access to the garden. Okay, it's a matter of taste, but I would still prefer to have the daily groceries quickly and conveniently delivered to where they are needed every day!

The main priority now is to first have something to build upon. I/we are already aware that additional costs will arise.

Okay? What arrangements have you made with the architect? Is there an initial floor plan draft without payment? Our first architect wouldn’t have lifted a finger without a signed contract covering service phases 1-4. The first meeting was just a preliminary discussion and gathering of basic data. Just so you don’t have unrealistic expectations regarding the timeline.
