Hello everyone,
We are planning to start building our single-family home next year. Currently, we are working on the floor plan, have tried several versions, and are quite satisfied with what we have so far.
I would appreciate it if you could share your opinions and feedback on the floor plan.
Development plan / restrictions:
Plot size: 445 sqm (4789 sq ft)
Slope: no
Site coverage ratio: 0.35
Floor area ratio: 0.7
Number of parking spaces: 2
Number of floors: 2 full stories plus attic conversion later
Roof style: gable roof
Maximum height: eaves height 6.5 m (21 ft 4 in) on the street side
Heating: geothermal
Personal budget limit: 400,000
Client requirements:
No basement
Number of occupants: 2 adults and 3 children
Open kitchen with sliding door
Double garage
The attic will initially be used instead of a basement.
It will also house the heating system and utility room with washing machine and dryer.
Since our family plan is not yet final, an additional children's room could be added in the attic in the future.

You’re missing square meters for storage space, which then have to be awkwardly made up for under inconveniently placed stairs. At the same time, the kitchen has some square meters where they aren’t needed.
What’s the reason? Because the floor plan simply isn’t good. That’s it. And it is not “optimal for specific needs,” it’s just not good.
Much better alternative proposals are dismissed with “it’s pretty much the same.” No. There’s a world of difference.
And 11ant is also right when he points out in his unique style: The root of the problem is the fixation on the garage structure.
Exactly. That needs to be dissolved, the garages separated, and as a result, the outer footprint of the house changed, which means a new floor plan has to be considered anyway.
But the start of this thread is defended like it’s sacred scripture: The discussion is about whether the Earth is six thousand or seven thousand years old. But making the leap to Darwin is simply not possible.

I wouldn’t really care if @derpikniker wants to stick to his approach. The woman was apparently still open to suggestions—the man absolutely not. It’s a shame for the woman, who seems to share the “something’s not right here” feeling that everyone else has (except, of course, the gentleman himself).
What I want to say here is this: I’m one more voice telling you, @derpikniker, that your design is poor. But judging by how you present yourself here, you wouldn’t believe it even if 8 billion people told you that your design is bad.
And on top of that: there’s no helping you. You completely dismiss design suggestions from Katja and even have the audacity to say, “My ‘new’ design already resembles Katja’s.” No, it really doesn’t!
Personally, I am always most impressed by the remarkable patience of the people here who try to help.

It’s a shame for the woman, who seems to share the “something’s not right here” feeling that everyone else has (except, of course, the gentleman himself).
