Hello everyone,
We are planning to start building our single-family home next year. Currently, we are working on the floor plan, have tried several versions, and are quite satisfied with what we have so far.
I would appreciate it if you could share your opinions and feedback on the floor plan.
Development plan / restrictions:
Plot size: 445 sqm (4789 sq ft)
Slope: no
Site coverage ratio: 0.35
Floor area ratio: 0.7
Number of parking spaces: 2
Number of floors: 2 full stories plus attic conversion later
Roof style: gable roof
Maximum height: eaves height 6.5 m (21 ft 4 in) on the street side
Heating: geothermal
Personal budget limit: 400,000
Client requirements:
No basement
Number of occupants: 2 adults and 3 children
Open kitchen with sliding door
Double garage
The attic will initially be used instead of a basement.
It will also house the heating system and utility room with washing machine and dryer.
Since our family plan is not yet final, an additional children's room could be added in the attic in the future.

I’m more worried about something like this:

Paths 42 / 2 = 21
That would be 164m² (1765 sq ft) which is 8.25m² (89 sq ft) too much.
With some rearranging, I can manage:
House 102.5
Garage 37.2
Paths 37.25
According to the calculation above, that would be 158.3m² (1705 sq ft), just 2.6m² (28 sq ft) too much. I could squeeze that out somewhere if absolutely necessary. But only if this calculation method actually applies.
Ah, but we still don’t have a terrace included. No luck there. More information from the building authority / planning office is needed first.

You correctly noticed that I asked for your opinion here because my husband and I cannot agree.
It is very difficult to realize our ideas on this plot of land with the given restrictions.
He definitely wants the double garage and the landing staircase.
I really need a 3m (10 ft) closet in the hallway. Our three boys attend the forest kindergarten, each has two sets of backpacks and two sets of mud clothes. In addition, there are various shoes and jackets.
I don’t have a bag obsession. I own six bags (including a diaper bag). A 60cm (2 ft) closet per person does not indicate a clothing addiction...
We would like to have the kitchen facing west because the outdoor kitchen will be in the western garden, so I don’t have to walk through the entire living area to get there.
There is also the restriction of 160sqm (1,722 sq ft) for living space or 175sqm (1,883 sq ft) including a cellar replacement room.
The idea of an integrated garage is actually quite good. That way, we have living and sleeping areas on two floors (160sqm/1,722 sq ft), and in the attic we have the technical room, washing machine, dryer, and an additional room. The entire attic floor then does not count as living space. We would have about 220sqm (2,368 sq ft).
On the other hand, we have to distribute the five bedrooms, heating system, and utility room over three floors and stay within 175sqm (1,883 sq ft).
