86lilieHello everyone! We urgently need ideas for a good floor plan...
Last week, we bought a plot of land with a slight slope. The plot is 582 m² (6263 sq ft), about 19 meters (62 feet) wide, 30 meters (98 feet) long, and has a gradient of around 2 meters (6.5 feet). We originally planned to build a prefabricated house without a basement, but since we would have to add fill, we would lose too much garden space. For this reason, we are now considering building with solid construction and using the basement as living space. We would ideally like a town villa with two full floors, but according to the building regulations (planning permission), only one full floor is allowed. By expanding the basement, we could effectively have two full floors (this is also how it was done in the neighborhood). So basically, we want a "sunken" town villa with a hipped roof.
From the street side, the house would look like a bungalow, and from the garden side like a town villa.
Since we want to step directly out onto the terrace from the living room, we would use the basement as the main living area. However, I’m already struggling with ideas for the entrance area — which is on the ground floor. Guests would basically enter directly into the hallway of our bedrooms and then first have to go down the stairs to the living area. What would be the best way to solve this? A fairly open partition with a wardrobe?
In the basement on the street side — where there would only be light wells — there would only be space for the utility room, and on the other side, a guest toilet. The rest should be an open-plan living/dining room with an open kitchen and direct access to the terrace.
Has anyone here built a similar house or have any great ideas for a floor plan?
It is especially important to us to have plenty of daylight and a large living/dining area with direct access to the terrace.
Many thanks!
