Hello everyone, we are in the final stages of planning our house and would like to get your opinion on our floor plans. The building permit / planning application has not yet been submitted, so changes are still possible.
Urban villa / hipped roof
Plot size: 615 sqm (6620 sq ft)
Orientation: Entrance facing east, garden area southwest
Number of parking spaces: 2 plus a large garage (6 x 6 m) (20 x 20 ft)
Number of floors: 2 full stories
Roof type: hipped roof
Style: modern
Owners’ requirements:
Style, roof type, building type: urban villa, modern
Basement, floors: without
Space requirements on ground floor and upper floor: everything shown in the floor plan
Office: family use or home office? home office
Conservative or modern construction: modern
Open kitchen
Number of dining seats: up to 10
Oven / stove: yes
Garage, carport: garage
Energy: air-to-water heat pump and possibly an electricity storage system with solar panels
At the moment, we are considering moving the kitchen to the other side and creating a passage to the utility room. This would change the shape of the bathroom, making it longer and narrower, and allow us to enlarge the utility room so it could also serve as a pantry.
The layout upstairs should remain as it is. We know the bathroom is quite large, but if possible we would like to keep it that way. The window arrangement is not finalized yet. We would appreciate any suggestions.

I definitely think the floor plan is well designed.
However, I wouldn’t build it this way today. I find such an I-shaped open space somewhat outdated. But since generous dimensions are planned here, it is of course always sufficient.
The kitchen and office are so large – it might be worth considering if a pantry could fit in between. Otherwise, with a kitchen this size, a pantry might simply be unnecessary.
If the garden is located in the southwest, the patio doors should open that way as well – so the kitchen will need fewer cabinets and more doors.
The bathroom layout is not really to my taste. I don’t like it when you have to step over the bathtub when you enter. Usually, the bathtub is used much less than, for example, the shower. Still, it is practically placed front and center and therefore constantly in the way.

Three doors for the small utility room definitely seem like too many.

Pantry: what else is supposed to go in there? You already have enough kitchen cabinets.
I’m not a fan of the bathroom: it’s basically just the hallway around... the distance from the shower to the toilet would be too long.
The walk-in closet isn’t exactly a spacious room either.
I assume there will be a shortage of storage space later on. To address this issue and to ensure the wardrobe can hold everything it’s meant to, you should make the cabinets at least 60 cm deep (24 inches).
I also noticed that everything on the facade is symmetrical – this will look very dull.
So, it wouldn’t be my house (even though I really like the kitchen 😉 )

Thank you very much for the suggestions. We are considering swapping the kitchen and the living room, which would make the kitchen smaller because a passage to the utility room would be created. As a result, the other entrance to the bathroom would be removed. I initially called it a pantry, but basically, it would be a multipurpose room for the vacuum cleaner, cleaning supplies, etc. We are also still undecided about the upstairs bathroom and need to think about it some more. The walk-in closet has space for a large 3 m (10 ft) wardrobe and a dresser on the window side. The children's bedrooms are intentionally spacious.
Thank you. There will be a sliding door to the walk-in closet in the bedroom. We will mostly keep it closed. I think it won’t play a big role in everyday life. We have lived in a house with an open-plan dining area before and really liked it, which is why we chose it again.
