ᐅ Retaining Higher-Level Neighboring Properties: L-Shaped Retaining Walls and Tips

Hello everyone,

I need your expertise. Due to the new elevation of our new build, I have to retain neighboring properties that are higher. The required retaining height would be 1-1.5 m (3.3-5 feet).

My first choice was concrete retaining walls (L-shaped blocks), but I cannot install the footings pointing towards the neighbors, as this would significantly encroach on their land.

Do you have any ideas, tips, or alternatives for me?

There might be something in the notary contract. Otherwise, you’ll just have to negotiate with the owners. You are (or were) the owner of the community yourself, right?

You can ask them to carry out the demolition. Or they can participate in the newly constructed sewage system.

Isn’t it the same in the south?

I still had the excerpt saved on my computer; the land registry doesn’t show any easement. The purchase contract also states that the property will be transferred free of encumbrances.

Nowadays, it apparently takes around 250 messages for one private message.

Concrete formwork blocks with plaster also look very good. Many of our neighbors went for that. One even faced the blocks with brick veneer.

It’s all a matter of money.

Our wall cost about 27 euros per m² (27 euros per 10.76 ft²) plus concrete, and all the blocks were filled. I paid under 4000 euros for 50 meters (164 feet). With a lot of DIY and a landscaping contractor from Albania.

Can I build a wall like that right up against the existing (partly) L-shaped blocks, or does there need to be a gap?

Otherwise, I would basically just need to make sure the angle of the L-shaped block at the driveway is reversed...

The quote we have for the wall is around 24,000.
