Hello everyone,
I need your expertise. Due to the new elevation of our new build, I have to retain neighboring properties that are higher. The required retaining height would be 1-1.5 m (3.3-5 feet).
My first choice was concrete retaining walls (L-shaped blocks), but I cannot install the footings pointing towards the neighbors, as this would significantly encroach on their land.
Do you have any ideas, tips, or alternatives for me?

@Yaso2.0 You should negotiate with the owners of the adjoining street. They are responsible for the retaining wall that extends into your property. If necessary, ask them to remove it.That’s the next step.
However, I want to ask the landscaping contractor if he could take care of it, which would save the homeowners’ association a bit of money since he will be here anyway. And who doesn’t like to save some money?!

You don’t seriously want a shared height adjustment support between two parties, one of which is you and the other consists of several parties, do you???

I would get a cost estimate for rotating the retaining wall. Then charge the community for the costs and rebuild the entire retaining wall. That should be cheaper in the end. Rotating it and then underpinning becomes really expensive.
Alternatively, have the landscape gardener do your entire wall (including removing the incorrectly built retaining wall) and split the costs between you.

The stones of the wall would be rotated by the community, and afterward, I would have my own retaining wall built, so everyone keeps or gets their own retaining wall.
But if the same contractor does the work, I expect it to be faster and save the community some money, making them more willing to cooperate without me having to demand anything legally.
