ᐅ Retaining Higher-Level Neighboring Properties: L-Shaped Retaining Walls and Tips

Hello everyone,

I need your expertise. Due to the new elevation of our new build, I have to retain neighboring properties that are higher. The required retaining height would be 1-1.5 m (3.3-5 feet).

My first choice was concrete retaining walls (L-shaped blocks), but I cannot install the footings pointing towards the neighbors, as this would significantly encroach on their land.

Do you have any ideas, tips, or alternatives for me?

Hmm.. I don’t want to go lower, but that’s not the point right now. How it came to this doesn’t matter anymore, since it is what it is, and I don’t want to waste energy on things that can’t be changed.

I’m just looking for a space-optimized solution given the circumstances.

Would, should, could, etc. don’t help me now. I’ll note it down for next time, but at the moment, well-meaning advice about what I could have done differently or better in the past isn’t useful to me.

But thanks, I’ll add it to the checklist for the next house building project.

Underpinning is not an optimal solution. But if you want to build right up to the boundary, there is hardly any alternative.

Do you already have an offer for securing the property boundary? That should have been arranged before starting the house construction.

Do you need to support 150cm (59 inches)?
Up to 100cm (39 inches), I would have suggested 36.5cm (14 inches) concrete formwork blocks with some reinforcement and a proper foundation would work.

When we brought this up before starting the house, all parties involved in construction said it could be done later.

And now the same people say it should have been done beforehand, as it would be easier.

As a first-time home builder, it seems you can only do it wrong. As I said, if I ever build again, I will have a checklist of what to pay attention to and when.

So far, the costs mentioned range between 40,000 and 55,000. One quote included paving work, while the other only covered retaining walls.

How deep do the existing retaining walls go?

Could you please make a sketch of the current situation? Exactly where and how deep they are installed. Are the bottom edges of the L-shaped concrete blocks already exposed? Photo?

Yes, I share that opinion as well. Unfortunately, it is too late for that now.

So let’s focus on finding a solution to the problem.
