What do you especially like? Why?
- All the wishes we sent over two pages of text have been perfectly incorporated
- Large, symmetrical pantry
- Very open, spacious living area
- Option to convert the gym into a second office if needed for work
- All children’s bedrooms are the same size

What don’t you like? Why?
- It is simply very large – pricing is at the upper limit of what we can afford
- Posts (presumably for structural reasons) in the living/dining area
- Office could possibly be a bit bigger, but the house is already huge

Price estimate according to architect/planner: Fixed-price turnkey offers from two providers so far likely to be in the range of 490,000–520,000 (currency not specified)
Personal price limit for the house, including fittings: 500,000
Preferred heating system: Heat pump, central ventilation system, air conditioning

If you had to give up something, which details/expansions
- Could give up: maybe one room, open areas in the hallway
- Cannot give up: ventilation system, air conditioning, pantry, basically almost everything else 😀

Why did the design turn out the way it is? For example:
Which wishes were fulfilled by the architect? Simply all of them. We had communicated our wishes in writing, and the design fully reflects our complete “wish list.”

What makes it particularly good or bad in your opinion?
Everything we need is included; it’s large, inviting, open, bright, and leaves no wishes unfulfilled. However, the price is close to the maximum monthly financial burden we want to accept.

What is the most important/basic question about the floor plan in 130 characters?
My husband is completely thrilled with this floor plan, and he’s usually not so easily enthusiastic. 😀
I also find it very well done. But it’s clearly the fact that all our wishes are included that makes it great for us.
I’m just curious to hear your opinion.

The house plan exceeds the budget by a large margin, and without good reason. Therefore, I cannot support it.

Most points have already been made. I would like to add that my first thought was why the office isn’t swapped with the much nicer garden storage room? Or even better, have the master bedroom moved there to create more space upstairs. Then I wondered why these enormous secondary rooms are all insulated and how sensible it is to heat the garden shovel storage.

I’m also confused that the pantry is larger than the kitchen. Finally, it seems like the washing machine’s wastewater pipe runs right through the living room. But that might be solvable somehow.

Conclusion: storage space P.

I once had a summer job where I reorganized an archive. Being in a basement all day is terrible, and I definitely wouldn’t want that as a permanent solution. Even if IT professionals tend to avoid bright light. In my opinion, there should be at least a second window, which would probably require a light well.
Is the plan oriented according to the cardinal directions? I haven’t found any information about that.

Is that in front of or behind the washbasin? Unfortunately, the room isn’t dimensioned, but if you place the shower where the washbasin currently is, where do you plan to put the washbasin then? The door is drawn almost up to the wall, so I estimate a depth of about one meter (3 feet). Subtract about half a meter (1.5 feet) for the washbasin, and that gets really tight.
I really don’t see space for an additional shower in that narrow room.

And one note, you mentioned the rate was close to your comfort zone. I would take another look at that, considering the general inflation rate.

@kati1337 Nice floor plan. Have you considered rotating the staircase? That might create more hallway space rather than living area.

You might want to increase the budget a bit. Since you already have a house, there could be some additional funds available.

Changing the direction of the staircase would be counterproductive, as visitors entering the house would have to walk almost all the way past the bedroom doors before descending the stairs to the living, dining, and kitchen area.

I am completely missing information about the plot. Or did I overlook something? Where is north?
…I would design the column as a small wall panel.
However, I also think that this is just far too much wasted space…
