Space needs on ground and upper floors
Office: family use or home office? Both fully remote: Home office is a permanent workplace for both
Occasional guests per year – 4-6?
Conservative or modern construction – conservative
Open kitchen, island – open but L-shaped, with an island
Number of dining seats – at least 8, with room for more

Other wishes/special features/daily routine, including reasons why certain things are preferred or avoided:

What do you especially like? Why?
- All the wishes we sent over two pages of text have been perfectly incorporated
- Large, symmetrical pantry
- Very open, spacious living area
- Option to convert the gym into a second office if needed for work
- All children’s bedrooms are the same size

What don’t you like? Why?
- It is simply very large – pricing is at the upper limit of what we can afford
- Posts (presumably for structural reasons) in the living/dining area
- Office could possibly be a bit bigger, but the house is already huge

Price estimate according to architect/planner: Fixed-price turnkey offers from two providers so far likely to be in the range of 490,000–520,000 (currency not specified)
Personal price limit for the house, including fittings: 500,000
Preferred heating system: Heat pump, central ventilation system, air conditioning

If you had to give up something, which details/expansions
- Could give up: maybe one room, open areas in the hallway
- Cannot give up: ventilation system, air conditioning, pantry, basically almost everything else 😀

Why did the design turn out the way it is? For example:
Which wishes were fulfilled by the architect? Simply all of them. We had communicated our wishes in writing, and the design fully reflects our complete “wish list.”

What makes it particularly good or bad in your opinion?
Everything we need is included; it’s large, inviting, open, bright, and leaves no wishes unfulfilled. However, the price is close to the maximum monthly financial burden we want to accept.

What is the most important/basic question about the floor plan in 130 characters?
My husband is completely thrilled with this floor plan, and he’s usually not so easily enthusiastic. 😀
I also find it very well done. But it’s clearly the fact that all our wishes are included that makes it great for us.
I’m just curious to hear your opinion.

But... there’s no wall next to it, right? There’s only a small support column? Extending it by 20cm (8 inches) doesn’t really make a difference, does it?

Edit: I just can’t wrap my head around it and somehow find it cute because it feels a bit poorly planned... why would I squeeze through a 60cm (24 inches) passage and still find it practical when there’s a 2m (6.5 feet) passage 17.5cm (7 inches) away?

With all your enthusiasm for this floor plan, I don’t believe it can be realized anywhere near a 500k budget. Just the basemented garage alone costs around 100k. (Two years ago, we requested a quote for just one, which was 70k and not within the thermal envelope).
And then there’s almost 60 sqm (645 sq ft) of hallway.

And are you really two people working from home all day in just 12 sqm (130 sq ft)? And if I understand correctly, also spending a lot of your free time gaming there?

I didn’t make up the prices, and I don’t want to discuss them further here.

The office size did bother me a bit as well. However, in our current house, the office is even smaller and it doesn’t bother us.
I honestly wouldn’t know what else I would put in the office besides the equipment and some storage space for paperwork and files.

Of course, that’s a matter of personal preference. For me, that would be too small for a main living space and—especially with this layout—too plain. I’d probably use the guest room upstairs—and have it all to myself 😉

Oops... I stopped adding up at 230 sqm (2,474 sq ft). With that budget, I can’t imagine it will work out.

Overall, I find the floor plan quite appealing, but unlike many other houses, the storage space here seems taken to an extreme 😉 The hallway wastes a lot of space. I also think a second bathroom would be practical, especially since there is a guest room there. What I really don’t like, though, is that all the rooms on the ground floor have that awkward little entrance extension.

Office... two people in 12 sqm (130 sq ft)... I would prefer two separate offices of 8 sqm (86 sq ft) each. Thinking about my conference calls and similar activities, I wouldn’t want a second person in the office since I enjoy the luxury of conferencing without a headset. (Otherwise, my tinnitus would become unbearable).

Fitness = 2. The office plus guest room plus hobby room plus two kids’ rooms is already a lot, not to mention a luxury 😉

It’s not your first house, so you probably know what you need. I only find the hallways spacious. The rest is okay, but somehow quite compartmentalized for 230 m² (2,475 sq ft).
