Good evening everyone

I’m starting a small collection thread here for photos and progress updates on our second building project.
We’ve already moved to the Palatinate region to be closer to the construction site. Now we’re watching eagerly and happily as our (hopefully final) dream home takes shape near family.

One big challenge still ahead of us is the facade design. I really love the Nordic style with brickwork and mullioned windows. That won’t be possible here for two reasons: firstly, no one here can do bricklaying, and secondly, it would stand out too much. We will be going with a rendered facade. How to design the colors of the facade and windows to still create some country house / cottage charm is currently still a work in progress mentally.

Otherwise, I’m sharing our plans here and how it will eventually be built.
The support pillar marked near the kitchen island could be removed for a small extra cost, so that will be gone.

The room for “garden equipment” under the garage will get a partition wall for structural reasons.
It won’t be fully finished living space like in the house, but underfloor heating will be installed, along with a lockable door and a window. It’s meant to store garden tools but also some of the building services equipment, since the utility room (HAR) is quite small, and maybe be used as a party room.

We had three construction companies in the final selection. In the end, we chose the “doer” – a builder recommended to us here by friends and family. No website, no smartphone, but he is on site every day himself working in overalls. He has a very good reputation in this area and now rarely builds single-family homes. We were a bit lucky through personal connections and a very friendly initial phone call to get our foot in the door. So far we are very satisfied with this choice.

Raised muntins definitely look better 😉

I can really imagine that working well for your house! But I would choose internal muntins, meaning the bars between the glass panes. We currently have muntin windows in our interim apartment, and the cleaning lady was quite frustrated last week…

Do you already have a move-in date?
Unfortunately not. The plan is to have the house weather-tight by winter, so windows and doors installed, etc.
I’m expecting summer 2023.

In our previous house, we had muntins within the glazing. Definitely easier to clean.

That’s true, but I think the U-value would be better if they are inside the glass. Also, they are less work to clean.
If we even decide to have muntins at all, we’ll see.

Easier to clean, we can all definitely agree on that 😎

Good evening everyone. 🙂

I have created a small thread here to share photos and updates on the progress of our second construction project.
We have already moved to the Palatinate region to be closer to the building site. Now we are watching with excitement and anticipation as our (hopefully final) dream house is taking shape near family.

One major challenge we are still facing is the exterior design. I love the Nordic style with brick and muntins on the windows. However, that won’t work here: first, no one around here can do the brickwork, and second, it would stand out too much. We will have a plastered facade. We are still working on how to choose colors for the facade and windows that will still create a bit of a country house or cottage feel.

Otherwise, I’ll show you our plans and how the house will eventually come together.
The support pillar indicated near the kitchen island was able to be removed with a small additional cost, so it’s no longer there.

The space labeled “garden tools” under the garage will get another partition wall for structural reasons.
It won’t be fully finished living space like in the house, but it will have underfloor heating, a lockable door, and a window. It will house garden equipment as well as part of the building services because the utility room (HAR) is quite small, and it might also be used as a party cellar.

We had three construction companies in the final selection. In the end, we chose “the doer” – a contractor who was recommended to us here by friends and family. No website, no smartphone, but he shows up in work overalls every day at the site himself. He has a very good reputation in this area and rarely builds single-family homes anymore. We were a bit lucky to get our foot in the door through our connections and a very long, friendly initial phone call. So far, we are very happy with our decision.

I’m not really happy with the garden view. On one half of the house, there are almost too many windows, while the “garage part” has almost none. The overall impression seems a bit unbalanced to me.
I also don’t think I want the entrance area in the sleeping zone.
The routes from the garage to the kitchen seem quite long as well...

Aren't there some that can be removed?
However, I'm not sure if muntins even suit the design style with the side windows.
In any case, I would arrange the garden windows properly.

Whether I want an entrance area in the sleeping section or not,
With sloped sites descending away from the street, this is unavoidable if you want the living/dining/kitchen areas to have nice garden access.
