Hello,

My name is Felix, and I am 29 years young.

I have been interested in building a house for some time now, but never as specifically as I am at the moment.

I’ve already asked around within my circle of acquaintances and have attached a rough list. If you find anything that definitely doesn’t fit, I would really appreciate it if you could let me know.

We plan to do the landscaping ourselves, so I have estimated these costs low since the bank won’t count the full amount. However, at the moment, these are just rough estimates.

Furthermore, I have received an offer that includes the following scope of work. What do you think of it? Where are the potential pitfalls or hidden costs?

We will definitely increase the tile budget.
There are definitely too few electrical outlets.
The doors will definitely have a different finish.

Where else are the major cost drivers?

Just to clarify, we are very modest and undemanding, meaning no fancy things like home automation systems are necessary.

I also felt the windows were a bit "small."
Of course, additional electrical outlets will be added, as well as LAN connections in some rooms. An outdoor faucet will definitely be installed as well.

What do you think about my cost breakdown for the actual house construction?

A bit tight. $4,000 for walls and floors might be too limited.
Connection costs can be specified more precisely with a few phone calls. Carport/garage (which one is planned?) might also be somewhat underestimated.
Ultimately, I would focus more on the house itself and its features rather than the outdoor areas. Those can usually wait a bit longer. However, there are elements inside the house that I would handle personally or decide on carefully: controlled ventilation system, smart home technology, general wiring, internal chimney...
So, I would first get clear on the house itself; many other aspects (including costs for walls and floors) will then fall into place.

I originally planned the €4000 (approximately $4400) purely as material costs for DIY work. This includes wallpapering with paintable fleece and subsequent painting done by myself. The floors are intended to be done with adhesive vinyl. My main concern was the value that the bank would consider. Maybe €6000 (approximately $6600) could also be accepted.

For the house price, I roughly planned an additional €20,000 (about $22,000) as a buffer to cover any future requests we might have. The €5000 (about $5500) was intended solely for the carport. These items are planned to be completed gradually as DIY projects afterward.
