Hello,

My name is Felix, and I am 29 years young.

I have been interested in building a house for some time now, but never as specifically as I am at the moment.

I’ve already asked around within my circle of acquaintances and have attached a rough list. If you find anything that definitely doesn’t fit, I would really appreciate it if you could let me know.

We plan to do the landscaping ourselves, so I have estimated these costs low since the bank won’t count the full amount. However, at the moment, these are just rough estimates.

Furthermore, I have received an offer that includes the following scope of work. What do you think of it? Where are the potential pitfalls or hidden costs?

We will definitely increase the tile budget.
There are definitely too few electrical outlets.
The doors will definitely have a different finish.

Where else are the major cost drivers?

Just to clarify, we are very modest and undemanding, meaning no fancy things like home automation systems are necessary.

The house price and buffer are blank. Also, we don’t know what is included in those figures. We have already allocated nearly €26,000 at contract signing and still have another €15,000–20,000 in reserve.

I deliberately did not post the house price to avoid any potential criticism 🙂 But I'll share it now anyway. According to this plan and description, the house price would be €143,000.

Just a quick note, I just looked at the floor plan. The utility room seems a bit tight. And having a kids’ room next to the utility room might not be ideal (washing machine running in the evening and so on).

Are you planning to install a ventilation system? As @Nordlys already mentioned, try to get a purlin roof. If you have a truss roof, you can forget about using the attic.

What I notice is still missing

Soil survey
Insurance
Construction supervision
Frost-free foundation (the included 30cm (12 inches) is a joke); if the soil survey is unfavorable, costs can easily reach 15,000-20,000
Surveyor
The entire drainage system on the property is missing. The 5,000 for water/sewage is very optimistic.

I personally have an issue when public or contractually important documents contain a spelling mistake every other word.
In this case, one might assume that the builder is a straightforward person who created this scope of work simply because “that’s how it is done.” It certainly hasn’t been reviewed by a notary. How are the progress payments structured?
Maybe the builder will deliver a simple, affordable, and functional house—let’s hope so.

At first, I noticed that no architect services were listed at all... but can you really assess that? Hmm, they are probably included without being explicitly stated 😉
Were sprinkler system works included? In other words, the scope of work is not detailed!

The 30 cm (12 inches) applies only to the slab; the strips are certainly 80 cm (31 inches) deep, which is sufficient. The chance of finding ideal building ground in Brandenburg is quite high—flat, light soil without any rock, and so on. Not wet, not swampy or marshy. It can definitely work out, but that’s what the survey is for.
Yes, the scope of work description is straightforward and not elaborate. You have to be able to rely on a single word there.
The price for what is offered is very good.
