Hey,
We are planning to build an urban villa next year and came across the house in the first picture, featuring an open space and a huge window—our dream.
However, we have found a different construction company since we want to build ourselves and have designed the house freely with an architect. The second picture shows what our architect has planned.
His explanation for so many windows is that a ring beam would be necessary, and it would essentially be a glass facade. This would then not cost €8,000 but rather €30,000 or more.
What do you think? Does anyone have experience or know a window manufacturer in or around Berlin who could help me with this? We are aware it will be more expensive, but is the difference really that extreme?

Stadtvilla1913 Jul 2018 23:05I thought you would be able to see the difference that one is a "wall" made of glass, and the other is just a wall with two windows stacked on top of each other.
Even I, an elderly glasses wearer, can see the difference—but neither is it clear where the architect’s proposal would reduce the window area on this facade side by even a fraction (it would likely increase it), nor has my question about the price details been answered.

We wanted a narrow strip of windows spanning both floors, installed in front of the stairwell/open space. The structural engineer almost had a heart attack – but it’s possible thanks to the abundant steel reinforcement in the concrete. However, as mentioned, our concrete isn’t any wider than the steel shown in the first picture.
On a different note, what does the energy saving regulation say about having so much glass? Especially in the context of summer shading?

Stadtvilla1916 Jul 2018 09:33So the house in the first picture is from a construction company in Berlin, and this time you can get it even if you are over 40. For shading, we were thinking about an external venetian blind. Our architect said it would be too large and require a custom design, although I have seen something like that in a picture before.
