ᐅ Urban villa with large window facade – plenty of open space and expansive windows!

Hey,

We are planning to build an urban villa next year and came across the house in the first picture, featuring an open space and a huge window—our dream.

However, we have found a different construction company since we want to build ourselves and have designed the house freely with an architect. The second picture shows what our architect has planned.

His explanation for so many windows is that a ring beam would be necessary, and it would essentially be a glass facade. This would then not cost €8,000 but rather €30,000 or more.

What do you think? Does anyone have experience or know a window manufacturer in or around Berlin who could help me with this? We are aware it will be more expensive, but is the difference really that extreme?

A solid strip could be concealed on the outside within the continuous window front using "mirrored" or coated glass panels. But as I said, I would consider installing the window feasible, contrary to the architect’s opinion.

Window manufacturers offer not only mirrored glass but also panels. The advantage is better insulation, and the surface visually matches the window frame.
I don’t see why this request should be considered impossible. It simply requires a window manufacturer that offers such systems in their product range.

As far as I remember, an architect was commissioned for the construction, who, according to the client, demanded exorbitant fees of 30,000 (currency not specified).

There is no specific price given! He just wanted to illustrate that it can become significantly more expensive.
I actually think it’s good that we don’t have a company pushing every little thing on us, only to blow the budget in the end.

It would be helpful if someone has personally built something like this or knows a window manufacturer. All the speculation doesn’t really help.
He said he would do some research and provide more information at the next appointment. I just wanted to gather some information elsewhere in advance. It’s fine that it’s more expensive, but it would be interesting to know how much. Not just a number thrown out there...
