ᐅ 130 m² bungalow with double carport on a 600 m² plot?

I would like to ask if it is possible to build a bungalow with a living area of 130 m² (1,400 sq ft) and a double carport on a 600 m² (6,460 sq ft) plot of land, while still having some lawn area left. Or is that rather unsuitable? The dimensions are 25 x 25 meters (82 x 82 feet), but one corner is slightly cut off, so it’s not a full 25 x 25 meters.
We don’t need a vegetable or herb garden; we just want some lawn space for my nieces to play and sunbathe.

It is not a spiral staircase either.

Thank you. Let’s see what the next draft will bring. There are definitely possibilities for optimization on our side. In terms of size, we are already quite limited by the lot... but it will work out. We’re still optimistic.

You can’t get a couch up the stairs, right? Since we will use the attic as storage space, I want easy access up there. The architect will have to figure that out somehow.

In our case? Absolutely. Of course you can get a couch upstairs. Why not! It’s just a standard apartment staircase.

Now, consider that our plan shows only 108 sqm (1162 sq ft). You want 130 sqm (1400 sq ft). So, you could definitely increase the size. For example, we don’t have a bathtub, which makes our relatively small bathroom appear larger. And it really does. The living room could be a bit bigger; with 570 sqm (6134 sq ft) of land and a floor area ratio of 0.25, that was as much as we could manage due to the terrace. There’s always some limitation. Our bedroom is definitely large enough. We just arranged the furniture differently than in the drawing. The kitchen and utility room are really fine. The hallway too. The two smaller rooms, guest and office, if used as children’s bedrooms, should be about 14-15 sqm (150-160 sq ft) each. Karsten

Nordlys has a standard two-quarter-turn staircase, commonly installed in terraced houses and semi-detached houses. Many of the single-family home builders in this forum have also chosen this staircase design because it wastes the least amount of space.

There is also the option of a straight staircase with stepped storage built in underneath. Maybe I just have to let go of the long straight staircase... Are there wider, more spacious versions available? It doesn’t seem very practical to me. But maybe I just need to visit a stair showroom—like an exhibition where they have different types of staircases. If you want to carry a stationary bike upstairs, you probably have to do quite a bit of maneuvering...

The floor plan isn’t that bad, but as a principle, I would develop alternative designs as independent concepts rather than just variants.
