Development Plan / Restrictions
Plot size: We have two plots and originally wanted to build only on the 529 sqm (5697 sq ft) plot, but this is not sufficient, so we will need to place part of the double garage on the 413 sqm (4445 sq ft) plot. If we want to sell it later, it will need to be remeasured.
Single-story at ground level
Number of parking spaces – 2 -> double garage with storage room, 6 x 9 m (20 x 30 ft)
Number of floors – 2 stories
Roof style – 25° (25°) gable roof
We checked with the local authority – there is no development plan / planning permission applicable to our area

Homeowner requirements
No basement, ground floor plus upper floor with 2 m (6.5 ft) knee wall
Number of occupants and ages: 2 adults, 1 child (about 3 years old at move-in), 1 child planned
House size 168.59 sqm (1815 sq ft), prefabricated timber frame house with a bay window in the living area

Kitchen open plan with island and small bar

Heating system:
Air-to-water heat pump with controlled ventilation

This is the first draft from our architect. What could be done differently? The guest toilet is poorly positioned. The floor plan on the upper floor is acceptable for the moment.
We welcome tips and ideas for the ground floor.

I don’t like the entire hallway situation on the ground floor – where is the wardrobe supposed to go? Also, I wouldn’t choose the walk-in closet, especially since 2.09 m (6 ft 10 in) is too narrow for two full rows of wardrobes. It’s also unclear whether the bay window adds any value.

Yes, we want a bay window mainly to enhance the exterior appearance.
The walk-in closet will be equipped with shelving systems.
Yes, the hallway layout on the ground floor is problematic. That’s why I’m looking for ideas.

That’s putting it mildly. The hallway is a narrow, dark corridor. Since you want to include both the utility room and an office on the ground floor, combined with a central staircase, the ground floor layout becomes challenging. The restroom of this size seems hardly usable for average-sized people. When building a new house, the restroom should at least allow for privacy and be free of any claustrophobic feeling.

Check out other floor plans here in the forum or online; there are quite a few that might fit better. Also, the recess in the master bedroom on the upper floor isn’t really necessary.

Even with shelving units of about 40cm (16 inches) each, this would be more of a walk-in closet rather than a dressing room where you can comfortably turn around. Also, there is no natural daylight... I don’t find that very practical. It would be better to skip it and integrate the closet into the bedroom.

The hallway is too long and winding... I would probably move the staircase about 65cm (26 inches) closer to the entrance, place the WC on the staircase side directly against the entrance wall, then the technical room, followed by the staircase, and then the utility room for laundry (although that might be a bit tight). The bathroom upstairs would then be smaller – but with a reasonable layout, that shouldn’t be a problem. I would align the upstairs bathroom wall with the bedroom wall (which is about 65cm (26 inches)), make the children’s room correspondingly larger, reduce the size of the dressing room, and give it access from the hallway – add a roof window, with wardrobes on both sides. You already have a wardrobe wall in the bedroom anyway. Does this make sense? Otherwise, I can sketch it out later...

Maybe move the garage further east, that is, next to the office, and then have the entrance door on the north side?
