Development Plan / Restrictions
Plot size: We have two plots and originally wanted to build only on the 529 sqm (5697 sq ft) plot, but this is not sufficient, so we will need to place part of the double garage on the 413 sqm (4445 sq ft) plot. If we want to sell it later, it will need to be remeasured.
Single-story at ground level
Number of parking spaces – 2 -> double garage with storage room, 6 x 9 m (20 x 30 ft)
Number of floors – 2 stories
Roof style – 25° (25°) gable roof
We checked with the local authority – there is no development plan / planning permission applicable to our area

Homeowner requirements
No basement, ground floor plus upper floor with 2 m (6.5 ft) knee wall
Number of occupants and ages: 2 adults, 1 child (about 3 years old at move-in), 1 child planned
House size 168.59 sqm (1815 sq ft), prefabricated timber frame house with a bay window in the living area

Kitchen open plan with island and small bar

Heating system:
Air-to-water heat pump with controlled ventilation

This is the first draft from our architect. What could be done differently? The guest toilet is poorly positioned. The floor plan on the upper floor is acceptable for the moment.
We welcome tips and ideas for the ground floor.

The last ground floor version is great....

But the question is how to manage all the connections in the utility room, since it is located so far at the back.

Not so dramatic, for example, we are building 40m (130 feet) away from the street... I also moved the door to the office again on the last ground floor plan and added the label for the utility room, which I had forgotten.

If in doubt, ask the planner if they see any issues anywhere, and it’s best to also check right away if they foresee any problems with drainage or to keep that in mind when designing the bathroom.

I would mirror the upper floor horizontally and plan a door from the kitchen to the hallway.

Regarding the orientation: It is better to have the master bedroom and bathroom facing east, and the children's rooms towards the afternoon/evening sun.
