Development Plan / Restrictions
Plot size: We have two plots and originally wanted to build only on the 529 sqm (5697 sq ft) plot, but this is not sufficient, so we will need to place part of the double garage on the 413 sqm (4445 sq ft) plot. If we want to sell it later, it will need to be remeasured.
Single-story at ground level
Number of parking spaces – 2 -> double garage with storage room, 6 x 9 m (20 x 30 ft)
Number of floors – 2 stories
Roof style – 25° (25°) gable roof
We checked with the local authority – there is no development plan / planning permission applicable to our area

Homeowner requirements
No basement, ground floor plus upper floor with 2 m (6.5 ft) knee wall
Number of occupants and ages: 2 adults, 1 child (about 3 years old at move-in), 1 child planned
House size 168.59 sqm (1815 sq ft), prefabricated timber frame house with a bay window in the living area

Heating system:
Air-to-water heat pump with controlled ventilation

This is the first draft from our architect. What could be done differently? The guest toilet is poorly positioned. The floor plan on the upper floor is acceptable for the moment.
We welcome tips and ideas for the ground floor.

No, I meant more that you should consider something like this, because otherwise it might get warm in the summer, and a covered terrace does have its advantages. Next try:

So it matches our exact expectations...
But is a 7m² (75 sq ft) utility room enough for an air-to-water heat pump, washing machine, and dryer? Difficult...

The idea with the roof isn’t bad either.

7 m² (75 sq ft) should be enough for the utility and laundry rooms. Additionally, there is the storage space under the stairs for the vacuum cleaner and similar items.
You’ll probably need to do ironing in front of the TV or in the office.
You’ll need to create storage options on the property for things you would otherwise keep in the basement.
Kitchen items should fit well in the kitchen — it’s already large (with many cabinet units).

I would make the entrance area larger. It’s already better as it is, but with children, a lot can really end up left there. Also, I would integrate a shower into the bathroom on the ground floor. It takes a few square meters (square feet), but it saves stress when the kids are teenagers.

If you skip the walk-in closet, there would be space for an office on the upper floor. Alternatively, the washing machine could be placed elsewhere, allowing the utility room to be smaller.

Version with a larger utility room and entrance area. However, the kitchen, dining, and living areas are very open here (uncertain if this would already increase structural costs).
