ᐅ Suggestion – Feedback on Floor Plan for Single-Family House, 320 sqm

Hello,

I would like to join some previous contributors and ask for opinions on “my” floor plan:
The requirements were:

From the development plan: 1.5 stories, roof pitch 30-48°, building envelope fixed.

Spacious living atmosphere, practical and comfortable living.
Home office not in the living area.
Upper floor only for family, children have their own bathroom.
Double garage.
Full basement.

I don’t have the basement floor plan on hand right now.
It includes a home office, a hobby room (home theater, bar, foosball, billiards, or similar),
a fitness/wellness room, technical room, and an extra room for miscellaneous uses.

The guest bathroom on the ground floor will be made larger by slightly reducing the utility room. Otherwise, it would be too compact. There will probably also be a door from the garage to the garden.
The kitchen layout is not yet finalized (furniture and fixtures are just examples). The same applies to the living room.
Access to the living room will be through double doors.

What would bother you most here? What would you do differently?

Is the entrance supposed to be at steps 9 and 10? I just counted on our stairs: step 9 is at about 1.70m (5 ft 7 in), but there isn’t enough space for a door there yet.

No, and if so, a room with a toilet usually also includes a washbasin.

And how large is the cloakroom then? In the usual range for hanging coats, more or less than 40 cm (16 inches)? For 4 people plus guests in a 320 m² (3,444 sq ft) house costing an estimated 500k?
I like the idea of considering stair usage in the daily routine.

It rather sounds like a willingness to accept limited utility, which doesn’t have to be the case in a new build.

I have a toilet but NO sink?? 😱 I hope you overlooked something there.
Since I don’t have much imagination, I asked my architect for 3D renderings of the entrance area. These are still pending. Hopefully, that will clarify my entrance situation.
I have several kitchen planner appointments scheduled over the next two weeks. So the kitchen won’t be designed by my architect together with me, but he will, of course, incorporate the plans accordingly and, if necessary, adjust the floor plan again.
I will also have him design a possible furniture layout for the living room.
Many thanks for your contributions. I’m glad you’re really approaching the answers critically. Keep it up...

That’s what I hoped too.
Does the “niche” for the toilet have its own door?
That would be necessary to avoid unintentionally informing the sleeper about the digestive status of the legumes. (The door to the bathroom alone is not enough.)
And if the niche has a door, then having a washbasin definitely makes sense...

That is the long thing to the right of the entrance door.

Otherwise, I agree with you: for 500k, you could expect something different.
