I have been quietly following for some time and would now like to take the opportunity to gather some tips and advice. We are currently planning our house and would like to share our initial drafts with you.
We are completely flexible in the planning and want a functional home for 4 people. Important features for us are a kitchen island, fireplace, and walk-in shower on the ground floor.
We would appreciate any tips and suggestions, as we have never planned or built a house before.

- can give up: many things except those below
- cannot give up: fireplace, kitchen island, walk-in shower

The house has the same modest dimensions as your planned one. The walls are aligned above each other, and there’s no unnecessary detail anywhere. Except for the porthole window... okay, that caught my attention 🙂

Exceptions only apply to terraces up to a maximum of 30m² (320 ft²). The 0.25 FAR mostly applies to about 560m² (6,000 ft²) for us, because the bend plus strip has to be deducted here! (We asked the local authority, there seems to be a new guideline)
I find the entrance area in your design unfortunately quite confusing and not very welcoming. What do you think about the option where the staircase separates the kitchen/dining area and the living room? Baufritz has an example of this:
