Hello dear forum members.

I have been quietly following for some time and would now like to take the opportunity to gather some tips and advice. We are currently planning our house and would like to share our initial drafts with you.

We are completely flexible in the planning and want a functional home for 4 people. Important features for us are a kitchen island, fireplace, and walk-in shower on the ground floor.

We would appreciate any tips and suggestions, as we have never planned or built a house before.

Ah, okayyy... but you still have to leave 5 meters (16 feet) clear in front of the garage, right?

The house has the same modest dimensions as your planned one. The walls are aligned above each other, and there’s no unnecessary detail anywhere. Except for the porthole window... okay, that caught my attention 🙂

The kink is the dark green area, and the protective strip is the light green one. According to the municipality, they are 6.8m (22 feet) wide in total. How should I ideally adjust the measurements for our plot?

As far as I know, only 3m (10 feet) is required in front of garages and carports. But be careful with sealing. The floor area ratio of 0.25 is taken very seriously, I’m afraid. Exceptions only apply for terraces up to a maximum of 30sqm (323 sqft).

Exactly, according to the development plan, 3m (10 feet) to the access road.

The 0.25 FAR mostly applies to about 560m² (6,000 ft²) for us, because the bend plus strip has to be deducted here! (We asked the local authority, there seems to be a new guideline)

I find the entrance area in your design unfortunately quite confusing and not very welcoming. What do you think about the option where the staircase separates the kitchen/dining area and the living room? Baufritz has an example of this:
External dimensions: 10.7 m x 8.2 m (35 ft 1 in x 26 ft 11 in)
(You need to imagine the garage removed or placed elsewhere)
