I have been quietly following for some time and would now like to take the opportunity to gather some tips and advice. We are currently planning our house and would like to share our initial drafts with you.
We are completely flexible in the planning and want a functional home for 4 people. Important features for us are a kitchen island, fireplace, and walk-in shower on the ground floor.
We would appreciate any tips and suggestions, as we have never planned or built a house before.

- can give up: many things except those below
- cannot give up: fireplace, kitchen island, walk-in shower

I think your plot of land is fantastic. Also, from what I gather, it’s great that you are so adaptable and flexible. The size of the house fits perfectly and creates, in my opinion, a harmonious overall concept. Thank you, that already gives us a good feeling that we are on the right track.

All good, that works fine. 774 m² (8,333 sq ft) with a floor area ratio of 0.25 recalculated to a floor area ratio of 0.4 still results in 483 m² (5,198 sq ft). If you only have to leave 3 m (10 ft) instead of 5 m (16 ft) in front of the garage, you’re not in a bad position at all. And the planting requirement area is fully usable as an outdoor space for the dog and cat. For other readers, it should be noted that I consider an unauthorized tightening of the development plan by the district commissioner to be contestable.

I find the entrance area in your design unfortunately quite awkward and not very inviting. What do you think about the option where the staircase separates the kitchen/dining area from the living room? Baufritz has an example of this:
Exterior dimensions: 10.7 m x 8.2 m (35 ft 1 in x 26 ft 11 in)
(You’ll have to imagine the garage removed or placed differently)

This one includes a master bathroom and a kids’ bathroom. For an office, the kids would probably have to be on the north side. That wouldn’t be ideal. Hmm, need to think about it some more. Yes, I don’t think that really suits us. We don’t need anything quite so luxurious with a master bathroom and kids’ bathroom, plus that’s going to affect the cost anyway.
