Hello dear forum members.

I have been quietly following for some time and would now like to take the opportunity to gather some tips and advice. We are currently planning our house and would like to share our initial drafts with you.

We are completely flexible in the planning and want a functional home for 4 people. Important features for us are a kitchen island, fireplace, and walk-in shower on the ground floor.

We would appreciate any tips and suggestions, as we have never planned or built a house before.

Why did the design turn out the way it is?

The depth of the building envelope (building boundary) is actually what matters.

Planting obligation strips and low plot ratio together are tough. In my opinion, directives do not have the authority to enforce the restrictions of the zoning plan beyond their scope.

Yes, in the first post I wrote 12m (40 feet) wide, but I actually meant the depth. 3m (10 feet) from the street, then 12m (40 feet) deep across the property.

Yes, we actually did not see this as too problematic; we were happy to have gotten a plot at a fair price through the municipality.

I think your plot of land is fantastic. Also, the way you are adaptable and flexible, as far as I understand, is great. The size of the house fits perfectly and, in my opinion, creates a harmonious overall concept.
