Hello dear forum members.

I have been quietly following for some time and would now like to take the opportunity to gather some tips and advice. We are currently planning our house and would like to share our initial drafts with you.

We are completely flexible in the planning and want a functional home for 4 people. Important features for us are a kitchen island, fireplace, and walk-in shower on the ground floor.

We would appreciate any tips and suggestions, as we have never planned or built a house before.

That’s exactly how I imagined it.

These are the kinds of things that a homeowner can and should do themselves! For their own benefit!
You deal directly with the property instead of relying on the forum community to piece together the puzzle bit by bit just so someone can get an overview.

Of course, we have looked into it, but we don’t always know 100% what to pay attention to and what is typically included.
We really didn’t want the helpers and advisors here to end up with a Sisyphean task…

Even just for future garden planning, I would recommend drawing everything out.

The door connecting the garage and the house is not a classic, but a fashionable trend (which doesn’t mean much, if you ask me).

Yes, always reconsider the whole plan. And don’t start with room X or Y, but with the complete room layout in its entirety. However, with Kerstin’s design, this is basically settled now, as it seems (adjusted for imaginative measures) suitable for adoption.

Another draft that stays a bit closer to the original ground floor design.
I’m still uncertain about the best place for the washing machine here. Ideally, it would be in the utility room upstairs. However, the water supply and drainage are more complex there, and the room is actually needed for a home office. Putting it in the bathroom is possible and probably the most likely option, or the small storage room downstairs could be used.

The terrace doors at the top of the plan are for light only. I just want to avoid any confusion.

Thank you very much for your efforts, there are really some very interesting ideas here, including ways to work with the staircase…
However, I also see the issue with the chimney again. We already struggled with that in the original design.
Does that flat-roofed room at the property boundary have a specific purpose?
