Hello everyone,
I’m new here and would appreciate your ideas. We are planning a 150 sqm (1,615 sq ft) semi-detached house and are looking for the optimal floor plan.
Development Plan/Restrictions
The building envelope is used to its full extent.
Builders’ Requirements
- As clever a floor plan as possible
- The house will be occupied by two adults and two children (4 and 6 years old)
- The ground floor and upper floor should be able to be lived in separately (aging in place)
- No overly extravagant or expensive features should be used
- Basement with a technical room is available
- Prefer architectural style and conservative construction methods
- Open kitchen, but more of a kitchen-living area. The “living/media area” should be part of the kitchen-living space
What is the most important/basic question about the floor plan in 130 characters?
- Are there better ways to use the space and are the room sizes suitable for normal use?
- Does the layout suit a family and two living units for the future?

I would strongly recommend everyone to simulate their floor plan in 3D using a free program like Home by Me! It saved us from disastrous mistakes.
When you furnish the rooms with the program, you immediately get a sense of the dimensions. Thanks, we have already been shown this and thought it wasn’t bad. Having the dining table in front of the patio door is obviously a bit suboptimal. But you can still get outside. Also, the table drawn in is too large.

Meaning: no information, no suggestions. Just briefly explain what you need this for? I simply don’t understand. The exterior walls are fixed, you know north. The location of the other half is probably clear as well? Everything else is set and beyond the scope of the question.
So your cookies will most likely remain with you.
By the way, “no arms, no cookies” is rather in poor taste. There is a war raging in Europe right now, good sir!

That sounds good and I understand the ambition behind it. But it’s not really what I’m looking for. What helps me is an example floor plan I can learn from or 2-3 tips. Not the full range of offerings. That just helps me a bit.
I find it strange when one person decides who gets what or not. If I don’t get the small tips here because no one wants to share, that’s okay. But you can say that politely. We’re not in prison here, are we? 🙂
By the way, a 1960s farmhouse is actually fine. It just should not be too cramped or ill-conceived.
