ᐅ Floor Plan Optimization – Semi-Detached House Approximately 150 sqm

Hello everyone,

I’m new here and would appreciate your ideas. We are planning a 150 sqm (1,615 sq ft) semi-detached house and are looking for the optimal floor plan.

Development Plan/Restrictions
The building envelope is used to its full extent.

Builders’ Requirements
- As clever a floor plan as possible
- The house will be occupied by two adults and two children (4 and 6 years old)
- The ground floor and upper floor should be able to be lived in separately (aging in place)
- No overly extravagant or expensive features should be used
- Basement with a technical room is available
- Prefer architectural style and conservative construction methods
- Open kitchen, but more of a kitchen-living area. The “living/media area” should be part of the kitchen-living space

What is the most important/basic question about the floor plan in 130 characters?
- Are there better ways to use the space and are the room sizes suitable for normal use?
- Does the layout suit a family and two living units for the future?

The staircase takes up a lot of space; would a half-turn staircase be an option?

I would significantly reduce the size of the downstairs bathroom. Then the question is how often you need the guest room and the office. It might be possible to combine the office and guest room and use a fold-out sofa for visitors.
Correspondingly, enlarge the living area to make it more L-shaped.
A lot has already been said about the hallway and wardrobe; with four people, I wouldn’t underestimate that.

Upstairs, I would try to have the children’s rooms facing south (towards the garden) and possibly make them a bit larger. The bathroom could then be located on the north side. However, all of this depends on the staircase size and the need for office and guest rooms.

Yes, Schindler's List is definitely worth knowing. A striking quote from Ralph Fiennes. However, it wouldn’t be my favorite.

I can only repeat that, from a financing perspective, this house is absolutely terrible. I would demand a maximum equity ratio. As a bank, you don’t want to finance something like this! In my 12-year career, I have only seen this once—and that was enough.
It would only be different if the house were located right in the middle of Munich.
