Hello everyone,

I’m new here and would appreciate your ideas. We are planning a 150 sqm (1,615 sq ft) semi-detached house and are looking for the optimal floor plan.

Development Plan/Restrictions
The building envelope is used to its full extent.

Builders’ Requirements
- As clever a floor plan as possible
- The house will be occupied by two adults and two children (4 and 6 years old)
- The ground floor and upper floor should be able to be lived in separately (aging in place)
- No overly extravagant or expensive features should be used
- Basement with a technical room is available
- Prefer architectural style and conservative construction methods
- Open kitchen, but more of a kitchen-living area. The “living/media area” should be part of the kitchen-living space

What is the most important/basic question about the floor plan in 130 characters?
- Are there better ways to use the space and are the room sizes suitable for normal use?
- Does the layout suit a family and two living units for the future?

There are many functional floor plans.
Where is the wardrobe?
The ground floor bedroom is only suitable for one person.
What is this narrow room intended for?
Please arrange the living area properly, then you will notice that it doesn’t work.

The hallway on the upper floor is larger than the living rooms. Something is off there.
Place the stairs in a different position.

Why does everyone want to squeeze into a tiny ground floor unit when they get older? There are practical solutions like stairlifts if the stairs become difficult to manage.

I don’t really see the separate apartments working. Try drawing in furniture to scale, and you’ll notice it doesn’t quite work.

For one, you can’t fit a double bed comfortably in the narrow guest room on the ground floor (GF). The room is 2.80 m (9 ft 2 in) wide, and with a 2 x 2 m (6 ft 7 in x 6 ft 7 in) bed, there’s only 80 cm (31 in) left to walk around. A walker is just slightly narrower. Where would the walker turn behind the bed? How do you manage that tight corner? I think only two single beds would realistically fit here.

The upper floor (UF) isn’t suitable for a separate apartment without renovation. Where would you place the kitchen, dining, and living areas in the separated layout? How many bedrooms would remain? In my opinion, you’d have to remove the wall between the children’s bedrooms to create an open common room.

Basically, I’m not sure where you would add walls to separate the apartments from the stairwell. It doesn’t fit well anywhere, especially on the upper floor.

Regarding the floor plan itself: the dimensions of the guest room are unsuitable to later be used as an independent bedroom.

9 m² (97 ft²) is too small for a family of four to feel comfortable. Seating and lounge furniture could easily take up around 4–5 m² (43–54 ft²).
(And yes: before anyone gets upset here, I am deliberately not writing "the living room might be a bit small with those measurements. It would be nice if...")

Plan so that you have enough living space now and for the next 15 years. This is possible even with 130 or 140 m² (with or without a basement).
The size of the guest room on the ground floor ruins a lot.

Does the basement have living space?

You should never design a semi-detached house on your own, see "A semi-detached house has TWO halves" or check out the many forum threads on the keyword "11ant semi-detached house," and of course the Goalkeeper thread ;-)
