ᐅ Floor Plan Optimization – Semi-Detached House Approximately 150 sqm

Hello everyone,

I’m new here and would appreciate your ideas. We are planning a 150 sqm (1,615 sq ft) semi-detached house and are looking for the optimal floor plan.

Development Plan/Restrictions
The building envelope is used to its full extent.

Builders’ Requirements
- As clever a floor plan as possible
- The house will be occupied by two adults and two children (4 and 6 years old)
- The ground floor and upper floor should be able to be lived in separately (aging in place)
- No overly extravagant or expensive features should be used
- Basement with a technical room is available
- Prefer architectural style and conservative construction methods
- Open kitchen, but more of a kitchen-living area. The “living/media area” should be part of the kitchen-living space

What is the most important/basic question about the floor plan in 130 characters?
- Are there better ways to use the space and are the room sizes suitable for normal use?
- Does the layout suit a family and two living units for the future?

You have received tips on how to determine if the floor plan suits your needs or if the proposed design is feasible. You will not find another floor plan for a semi-detached house of this size with two apartments.
I am not clear on what you want.

The reason no example floor plan has been provided so far is probably that no one here has built a semi-detached house like this one with the given specifications. You may not want to hear this, but the idea of having two separate apartments in this semi-detached house is simply not the best solution for many people.
Additionally, there is the issue of the staircase because of the basement, which others are expected to just imagine. It’s also unclear what type of roof is planned, whether there are sloping ceilings on the upper floor, and so on.

But it has already been mentioned several times that in some areas it is indeed too cramped.

Personally, I would never consider spending so much money on a new build only to have small rooms and live in a cramped space just to keep the option of two separate living units open for the future.

He often used to say: “There are three groups/categories of people. Those who get it immediately, those who take a bit longer to understand, and then there’s a third group.” 😀

Okay, then let’s forget the two-apartment concept. What would be the difference? The bathroom would be a bit smaller downstairs, a guest room a little smaller. But otherwise? The staircase has to be there because of the basement.

Storage room poorly placed/integrated.
When entering, you immediately face a wall; the cloakroom cannot be properly integrated. Bathroom is too large and poorly furnished. Dining area poorly planned, same for the living area.

Upstairs:
Room layout is poor.
Children’s rooms face north = cooler but less sunlight.
Hallway is gloomy and overly large.
Bathroom unnecessarily prominent in a prime room location.
Children’s rooms have inconvenient door placement.

Just as an introduction.
