My question:
What do you think of the floor plan I have designed?
Where do you see room for improvement?
What do you think definitely doesn’t work in this layout?
I’m very grateful for any tips and experiences and look forward to your opinions!
PS: For those who don’t want to read the introduction post:
It’s a single-story house without a basement, with a 30° hipped roof.
The living area would be 120 sqm (1292 sq ft) with external dimensions of 12.5 x 11.6 meters (41 x 38 feet).
The construction method is solid masonry (36.5 cm (14.4 inches) brick).

Your question is completely justified. There used to be two kids’ bedrooms when the floor plan was still 13 by 13 meters (42.7 by 42.7 feet). For cost reasons, we reduced the size of the house.
The kids’ bedroom is relatively large. It is more than enough for one child and, I believe, sufficient for two children for the first years.
In another post, I mentioned that the attic can be developed further, offering plenty of space for additional ideas.
I look forward to your suggestions regarding the floor plan.

To properly evaluate the design, exact room dimensions are needed (not just the scaled drawing shown). This is because most rooms appear very narrow.
The kitchen might be just under 2.70 meters (9 feet) wide… including plaster and space for cabinets, there’s room for barely 4 and a half kitchen cabinets. This could be planned better.
The child’s room and bathroom have a similar issue.
There is a lack of storage space! The site plan is missing! The elevations are missing! The orientation (north direction) is missing!
A deep wardrobe and partition walls in the hallway are also missing.
A side door under the stairs offers more storage potential since you can access further back.
Why are you already planning the load-bearing walls? Shouldn’t that be decided later by the structural engineer? Your approach confuses me a bit… also in the other threads…

Wanderdüne1 Oct 2014 23:22Apart from the layout of the rooms, the floor plan suffers from poor zoning (public - private) and the central, dark hallway serving as a distributor. And no, glass doors do not improve the brightness. More detailed information is still missing; I am curious to see if the plot with its almost square shape really fits well.

During my entire childhood and adolescence, the PC and printer were in my room, so my bedroom.
(Household with mother, father, sister, and me).
There were no problems. In the last two years, (meaning now in the apartment with my wife) the PC and printer have been in the living room, connected to the TV.
That can of course be discussed, but in my opinion, that’s not the issue 😉
I do have dimensions in the second attachment!?
(admittedly the drawings aren’t ideal, sorry, I was too quick choosing that particular plan).
There is more than enough storage space for items that are rarely used in the easily accessible attic.
For everything else as well.
The entryway has space for shoes and jackets. The hallway also has some corners where small cabinets could be placed.
(The house is certainly not large, but you have to make the best of it. In my opinion, that’s what I have achieved here... But I’ve come to the forum precisely to get tips, suggestions, and improvements.)
Deep partition walls in the hallway are not necessary because, as I said, I don’t want to store anything bulky there.
I have lived without that so far, and it has been sufficient.
The north-facing side is on the bathroom/child’s room side.
A side door under the stairs – if that really provides more space – THANK YOU for the suggestion.
Why am I proceeding this way?
Well, the house was planned this way with my planner (whom I know), primarily to estimate costs and first find out if we can afford to build a house and what budget to expect.
Now, all quotes have been obtained, and I could implement the house exactly like this.
Before moving forward, I just wanted to discuss everything here in the forum once again.
Theoretically, I could start building today, but I could also cancel everything overnight.
I have the advantage of having private contact with the planner, so there is neither pressure nor a rush.
I hope you/you all can understand that a bit. (I would like to continue this discussion “in peace” with you...^^ )
