Hello,
I’m not sure how to arrange the remaining part of the floor plan. The front door must be on the side.
Our requirements are:
  • a utility room as large as possible (since we don’t have a basement)
  • a WC with toilet and washbasin (small but practical)
  • a reasonably comfortable entrance area, meaning not too narrow when a few people visit... not too tight and not too dark.
  • a cloakroom niche that isn’t immediately visible when guests come over. Ours usually looks quite messy.

How would you use the remaining 20m² (215 sq ft)?
I appreciate any tips and ideas.

I created two myself yesterday, but I’m not satisfied... I have another idea that I want to try out. I’m on it and working on it promptly because I love challenges... but this one is really tough :/
In the meantime, a tip for you: check listings on popular portals for semi-detached houses or detached houses, including older ones, as they often have different designs than the current ones.

Phew, what do you mean by sales listings and ERH? (possibly detached single-family house?)
My standard search is on Google Images for semi-detached house floor plans. However, there are very few floor plans that show special ideas. The search “architect semi-detached house” is better.
I’ve now presented my design to two architects but haven’t received any results yet.
Let’s see what comes of it.
I’m glad you see this as a challenge ... because anyone can do it when it’s easy.

Try searching for terraced houses or townhouses on Immonet... Also try different regions, just to have a look.

So, I have a few suggestions.
This semi-detached house is a challenge because a) the knee wall of one meter (3.3 feet) on the north side is not very impressive, and b) the staircase position, which in any semi-detached or terraced house has to be in an inconvenient spot to allow good access to the attic. I have planned a staircase from the upper floor to the attic because the attic offers 33 sqm (355 sq ft), which should not be underestimated.
Everything should also be bright; the bathroom and toilet locations are predetermined by the desired position of the bedroom, namely in the northeast with a problematic slope and a roof window.
In version 5, I tried to design a different staircase – this failed because space is tight here and there.
From around version 4, I think, I switched to a different type of window to gain more flexibility in the upper floor layout. I couldn’t come up with a sensible alternative design for the upper floor plan. I considered that while you could move a child or parents into the attic, finishing it financially isn’t feasible for now. So: you can extend upwards, but you don’t have to.
Furniture is only used as placeholders.

I neglected details (colors and floor coverings), and the windows could probably be revised. Most likely also the door swings, but I have included some important dimensions. Exterior walls are 34 cm (13 inches), interior walls 12 cm (5 inches) or 24 cm (9.5 inches)... anyway: I’m not an architect and had to reactivate my husband’s old PC since my program doesn’t run on a Mac. I emailed the BMPs from my computer so tichu has something to work with.
Basically, I think there is a favorite design. At least for me.

Tzzzz... BMPs don’t work here??? What a pain.
