Hello everyone,

We are currently in the schematic design phase with our architect and now have a design draft that largely meets our requirements and that we like. I would be interested to know if you see any potential for optimization or if there are details/distances that seem completely unrealistic or impractical.

Basically, a full broadside to the sun. 🙂


We had a different floor plan where the house was positioned like that on the plot, with the kitchen, dining, and living areas all on the south side. We prefer the other orientation a bit more. That way, on hot days, you can also retreat to the east side of the terrace.

Clear storey height doesn’t make sense. Clear height is the distance between two surfaces. Storey height is from the raw floor of the ground floor to the raw floor of the upper floor.

On the other hand, you mention room height, so I assume that’s from the slab to the bottom of the ceiling, as I thought?


2.79 m (9 ft 2 in) is the clear height from the slab to the structural floor above. The floor buildup on the slab is 21 cm (8 inches), and the ceiling is 22 cm (9 inches) thick.
If the staircase rests on the floor buildup and is supposed to end above the ceiling, would the following dimension apply: 279 cm (110 in) minus 21 cm (8 in) plus 22 cm (9 in)? That would mean a height of 2.80 m (9 ft 2 in) to be bridged by the staircase. Or am I mistaken?

However, the 2.79 meters (9.15 feet) still need to be checked. What exactly does it say there? That sounds quite large at first. In the end, it will be 2.58 meters (8.46 feet) once the flooring is installed.

The reference point in the plan is always the top edge of the foundation slab and the top edge of the concrete ceiling.

Caution is needed during the shell construction phase and regarding the window sill height.

Basically not. However, you forgot the 16 cm (6 inches) floor thickness on the upper floor. See #27

This was still ignored despite your objection. And before unrealistic ideas are discussed here, a brief update on the budget would be important @holm667. For approximately 170m2 (about 1,830 sq ft) at around 2,500 per m2 (where is the building location?), we’re talking roughly 425,000 plus 50,000 to 70,000 in additional costs = 475,000 to 500,000 without any upgrades or surprises... plus kitchen and similar items... so the 400,000 estimate is clearly too low. Therefore: is the budget realistic?
