Hello,

We have been planning our floor plan for over a year now. Unfortunately, after the fifth draft, I am still not satisfied—at least with the ground floor. In my opinion, the upper floor turned out really well.
Maybe you can help me/us. We have the following issues:
- Too narrow distance between sofa and TV
- Long walking distances due to straight staircase
- No cloakroom (due to the narrow hallway, placing one under the stairs is not an option)
Do you have any suggestions for improvement?
We also don’t want to start completely from scratch again.
Important for us were:
Urban villa style
Garage access through the utility/laundry room and pantry
Large windows, large kitchen

The budget is not sufficient, even for a shell house.
The terrace extends beyond the building boundary.
What is the purpose of this huge yard?
Why does the garage have such an expensive roof?
Is a second child planned?
Are there customer visits?

Now I also understand why nothing is progressing. Neither the information nor the budget is sufficient, and no one can identify the property boundaries. On top of that, the oversized design with a massive driveway and a paved courtyard seems excessive. In my opinion, all of this is quite unrealistic.

This worries me on your behalf.

If I open the front door and almost fall down the stairs (okay, a slight exaggeration), and there is no coat rack in sight, I don’t need to worry about anything else because this is already a dead end.

Well, progress is slow because of pregnancy, a child, and so on. We also didn’t want to start building in winter. I have no need or intention to disclose the exact budget. I think it’s rather unfair to write such things without knowing the background. I just put something down. I’ve read that everything tends to be criticized harshly here. But still… I am aware that the floor plan isn’t great. That’s why I’m asking for suggestions to improve it.

You can only build as permitted, and the site conditions allow no alternatives. That wasn’t even my question… it’s only about the floor plan…

Without a budget, the floor plan can’t be properly evaluated. As it stands, you could only build a house half that size. So you would have to try to reduce everything drastically. The budget is a crucial piece of information.

Allowed to build only this way? There’s no information about the zoning or building regulations. Do you want help or not?
