The straight staircase located in the middle of the house is your issue

Well, progress is slow because of pregnancy, child, and so on. Also, we didn’t want to start during winter. I don’t want to and don’t have to state the exact budget. I find it quite unpleasant to write something like that without knowing the background. I just put something down. I have already read that everything people do gets criticized. But then like this… I am aware that the floor plan isn’t great. That’s why I’m asking for suggestions to improve it.
You can only build this way and the site conditions don’t allow anything else. That wasn’t my question… it’s only about the floor plan…

There is a harsh tone from some people here in the forum. You need to be able to handle criticism and filter out what is useful for you. My input on your wardrobe problem, for example, without having to completely redo the whole plan:
Move the pantry and the WC to the garage wall – that will create the necessary niches in the hallway for a few wardrobe spots (marked in green).

Other comments:

- I would remove the recess for the office and make the floor plan more square again. If you like urban villas, get ideas from show homes or brochures on how to achieve that.
- If the floor plan changes, problems like the small gap between wall and sofa won’t occur.
- The passage room from the garage into the house only makes sense if it’s actually usable; right now it’s just a narrow corridor, so the architect really needs to work on that.
- The house measures 11.24 x 11 meters (37 x 36 feet approx.) – with sensible planning, you can get more out of it.
- The utility room (HAR) is located far from the main living areas – this extends piping and thus costs (just a tip).
- Include a hidden passage from the kitchen to the pantry.

Why, for example, can't the garage be placed in the northwest corner of the plot? Why build on the east side?

@K a t j a you didn’t actually feel addressed, did you? 😀

There seem to be some misplaced or misunderstood details in the questionnaire. For a 1600 sqm (17,222 sq ft) plot, we don’t actually need to know the floor area ratio or plot ratio, as even 0.15/0.3 would be sufficient for a villa of this size. The "Budget" section should probably contain what is currently listed under "Cost Estimate" – but as a "Desired Cost." The statement "with a lot of personal contribution" needs to be specified; otherwise, the figure of 380k doesn’t provide much clarity. Still, the costs are unlikely to be that high. But apparently, enough funds are available, judging by the two Q5s mentioned ;-)

I don’t follow the criticism of the HAR located in the middle of nowhere (JWD); it’s actually directly in line from the end of the dead-end street. However, another critique is, to put it mildly, very understandable: the issue with the scattered leftover corners of the floor plan, which are all lumped together in the category "utility rooms." Storage and similar spaces seem adequate in total, but they are distributed like randomness, like horse droppings. The funniest example in the “really well done” upper floor *ROTFL* is the urinal right next to the main street in the bathroom.

The study bump and the tower-high garage roof (with king-size overhangs all around) are “models without value,” and the single-flight straight staircase — seemingly an absolute must-have abscess of any proper villa — naturally burdens the floor plan, as do symmetrical room sizes. In the kitchen, @tumaa’s wife could appear; there is enough open space for the camera in the living room anyway.

We have been planning our floor plan for over a year now. Unfortunately, after the 5th draft, I am still not satisfied. At least with the ground floor. In my opinion, the upper floor has turned out really well.

Unfortunately, we don’t know the previous drafts. Did you follow my advice to start with the upper floor?

We don’t want to start from scratch again.

Maybe you should have done just that once — is draft 5 basically just a patch of draft 4, which itself was only a version of draft 3, or are we just seeing draft 5 as a patchpatchpatch of draft 2? Why not discuss draft 1 here and explain why you didn’t find it good enough?

By the way, you can get pretty good help here (and from the comments by @driver55 you can see almost 1:1 what kind of tone you would have faced in the green forum).

First, I would ask which setbacks must be observed in all directions? The 8 m (26 ft) from the street seems quite generous. On the other hand, the house is positioned quite close to the fence on the west side. Additionally, there appear to be two trees that need to be worked around. One still wonders if the cars wouldn’t be better placed on the north side or at least if the driveway could be significantly shortened by driving straight from the street into the garage, instead of making such a large curve.

Yes, delightful—but only figuratively. 😉

If someone doesn’t dare to mention their budget in an anonymous forum, how do they expect to get through building a house?

Phew, what can you say? Back to square one, really. First, you need to clarify the positioning of the house (any house, as long as it’s not this one) on the plot. From my point of view, as far northeast as possible. And if you have to stay within the building line / planning permission boundary, then as far east as possible with a narrow design that leaves the western part of the plot free.

Cars should also be placed in the northeast, ideally right next to the driveway. And no, they don’t have to be right next to the house: what on earth is so great about squeezing past cars in a narrow, dark garage, then winding through a windowless, cramped utility room, only to end up in a too tight—and dark—hallway? Speaking of dark; that is also a concern.

Please don’t take this the wrong way, but please scrap this ‘design.’ There are countless designs for a family of four in 170 sqm (1,830 sq ft) on a 1,600 sqm (17,220 sq ft) plot without a slope. You’ll surely find better ones.
