What do you especially like? Why?
- All the wishes we sent over two pages of text have been perfectly incorporated
- Large, symmetrical pantry
- Very open, spacious living area
- Option to convert the gym into a second office if needed for work
- All children’s bedrooms are the same size

What don’t you like? Why?
- It is simply very large – pricing is at the upper limit of what we can afford
- Posts (presumably for structural reasons) in the living/dining area
- Office could possibly be a bit bigger, but the house is already huge

Price estimate according to architect/planner: Fixed-price turnkey offers from two providers so far likely to be in the range of 490,000–520,000 (currency not specified)
Personal price limit for the house, including fittings: 500,000
Preferred heating system: Heat pump, central ventilation system, air conditioning

If you had to give up something, which details/expansions
- Could give up: maybe one room, open areas in the hallway
- Cannot give up: ventilation system, air conditioning, pantry, basically almost everything else 😀

Why did the design turn out the way it is? For example:
Which wishes were fulfilled by the architect? Simply all of them. We had communicated our wishes in writing, and the design fully reflects our complete “wish list.”

What makes it particularly good or bad in your opinion?
Everything we need is included; it’s large, inviting, open, bright, and leaves no wishes unfulfilled. However, the price is close to the maximum monthly financial burden we want to accept.

What is the most important/basic question about the floor plan in 130 characters?
My husband is completely thrilled with this floor plan, and he’s usually not so easily enthusiastic. 😀
I also find it very well done. But it’s clearly the fact that all our wishes are included that makes it great for us.
I’m just curious to hear your opinion.

For a 1,000 sqm (approximately 10,764 sq ft) plot, that would be my very last option—to build so high. From the garden level, you’d be looking up at a massive tower, at least that’s how it would feel to me.
In urban areas where land is expensive and therefore quite small, building upwards makes sense to me, but on a plot of this size, I would never consider it.
An elevated terrace always seems like a compromise to me, a solution when you haven’t built “with” the slope.

But that’s how tastes differ, and that’s a good thing—otherwise, we’d all live the same way!

Thank you all for the many opinions.

The main takeaway is that there is quite a lot of hallway space for the overall size. On one hand, this creates a nice, open, and distinctive feel, but on the other hand, it’s not very efficient in terms of space usage.
I’ll sleep on it a few more nights and also show this thread to my husband. He already told me today, “I think this design has spoiled me. I WANT this house.” 😉

I can see the point in some of the criticisms.
I also like the idea of having a slightly larger bathroom and office.
We might even consider dropping the guest room completely. I’d also like to ask the architect of another favorite design to share a floor plan that covers our requirements. Surely someone can come up with a layout that has less hallway space.

The “huge” floor plan here is well thought-out in many areas but also really generous, I admit that.
I wouldn’t heat the garage conventionally. Possibly this hobby room, if that’s even feasible, but the rest is just garage/workshop/storage shed, and I wouldn’t expect those spaces to be heated.

Some of the points raised were explicitly requested by us, as described in the original post.
The hobby basement without windows is intended to store retro games, which are sensitive to UV light. This will truly be a “cave.” Due to space constraints, it’s not possible to combine this with the office. These items need to be displayed.
The kitchen is compact—yes—but I have a 10m² (108 sq ft) symmetrical pantry. I can already envision how I’ll organize it and what will go in there. In the kitchen within the living area, I’d only store items we need several times a week, which is more than enough.
I would only wish for the living/dining area to be somewhat larger. I find too much open space in rooms makes them less cozy, but that’s a matter of taste. I looked at a customized design where the living room was elongated, and then the couch was farther from the TV—what’s the point of that?

At first glance, this design wasn’t what I originally had in mind—we had been thinking more along the lines of 170m² (1,830 sq ft) in total area. But the generous hallway in the basement definitely had a wow factor. I’m impressed by how few walls the entire floor has facing the living side. Apart from the structural column, everything is open. I could imagine that this has a very strong effect.

I’ll let your feedback sink in.

Wow – we actually already have a thread here where 170 square meters (1830 square feet) were desired and 240 square meters (2580 square feet) were “planned”…

Well, what can you say? Earlier someone said something like “@kati1337 knows what costs are.” And here the floor plan is supposed to be discussed for €500,000 without providing relevant facts. I’ve been pointing this out here for eight years, and every single day it gets mentioned at least once. The questions also remain unanswered. …And there I say: Kati simply didn’t think it through, didn’t follow along, etc.

Anyone wanting answers has to provide some input…
The initial thread cannot be properly discussed because the budget doesn’t match the design and because of the missing basic information.

If I understand correctly, the plan is oriented with the garden facing north.
I just reviewed the floor plan again, and the sun (east, south, and also west, depending on the window sill height) is largely blocked from the living areas. That can’t really be helped in the basement level built into the slope. But I would really miss that. Therefore, I would also be very interested in a second draft. A site plan of the property would also be helpful.

...I am curious to see where the price of this beautiful house will end up. Certainly not at 500k as originally planned (anymore)...
