Hello,

we are considering adding an access door from the garage to the house, specifically into the utility room, as part of our planning. The issue is that the garage is located 1 meter (3 feet) away from the neighbor's property. If I remember correctly, it should be at least 3 meters (10 feet) away if there is direct access between the garage and the house. I have already checked the garage regulations for LSA but could not find a relevant clause.

Does anyone have experience with this topic and can provide more detailed information? Moving the garage further away to achieve 3 meters (10 feet) distance is not possible.

No, why?
However, a secondary entrance should be carefully planned. From my experience over 7 years of floor plan discussions here, only a few architect-designed houses have succeeded with this. In 98 out of 100 cases, it is poorly executed and not well thought out (see the parallel floor plan discussion from today/yesterday).

So, would you rather not recommend it? What is the difficulty here? You would think that installing a door shouldn’t be a problem!

Well, it takes up space and isn’t necessarily practical. You have to plan carefully to avoid having to walk through the house to the wardrobe with wet, muddy, or snowy shoes and clothes, it costs money, and so on.
As @ypg already mentioned. We initially wanted it and thought it was pretty fancy. But then, even without a floor plan discussion thread, we realized it didn’t make much sense.

It would lead from our utility room to the hallway. Maybe it’s really better to save the costs. Especially since the main entrance is located right in front of the garage.

You are creating two separate entrances to the house.
You will need a total of two additional (security) doors: one for the garage and one for the airlock.
To enter the hallway, you need two extra doors, which has already discouraged the housemates who are supposed to use the unattractive side entrance because it is inconvenient. Then the utility room is also used as a laundry room? That means walking through the laundry area with outdoor shoes on?! Where is the wardrobe supposed to go? It is often neglected, even though it is much more important.
Another key point is that with standard floor plans, the entire layout will suffer. It can be done with creativity and flair, but that is often unaffordable. Usually, the plot of land doesn’t allow for much creativity either.

exactly as it would have been for us.
I would leave it as is. Why have two entrances if you end up using only one out of habit?
I provocatively told my wife, well, if you want it, then we’ll just skip the front door.

Ok, thanks for the input. That’s why I’m posting here in the forum. Building a house isn’t something you do every day, so it’s good to gather different opinions.
I also think that we will leave them out.
