Which plot of land are you considering? [emoji4]

And, am I reading this right: number of floors: 1.5?
Officially, half floors (x.5) don’t really exist, only in informal terms.
So it might be required to have a habitable attic floor?
WA1 and WA2 require a ground floor and an attic floor...
Based on your information, you should be in WA4?

About the floor plan:
Not my preference. A 20 sqm (215 sq ft) hallway is one-eighth of the entire house. Pure waste of space.
I think the idea here was to connect the utility room with the garage again. However, the storage area will be filled with bicycles, lawnmowers, and other dirty items, so carrying washed laundry outside will be an unpleasant task through two doors. If you want to do laundry in the utility room/frozen storage, there should be at least one window installed. Since the floor plan is not open, you have to carry laundry through several doors, so a side entrance or at least a patio door in the utility room would make sense.
The children’s rooms are about 12 sqm (130 sq ft), not very large but sufficient. Compared to the bedroom with a walk-in closet, they are too small.
The location of the children’s rooms could be inconvenient for young kids if evening guests are escorted to the door or when the route leads to the guest bathroom.
I also find the kitchen too cramped, and the pantry fits into the storage room.
The living room is too large... oversized... our entire home has 50 sqm (538 sq ft) for everything, all very generous including a large kitchen.

I’m curious about the plot of land. But I suspect a bungalow might not even be allowed.

Do you really want to give your bedroom the warm, sunny south?

Actually, everything has already been said.

Huge hallway, large pantry
Relatively small children’s rooms compared to the hallway, pantry, and master bedroom

Two dining areas are too many
Kitchen is very cramped
Unfavorable location of the children’s rooms. Even at night, the distances feel long when the little ones need you (4 doors)

Dressing room with 3 doors significantly reduces the closet space.

I would change everything.

What do you consider a lot of DIY work?
$250,000 including additional construction costs?

E and D are single-family and duplex houses.
I stupidly thought of ground floor and upper floor [emoji85]
