Hello everyone,
some of you might have already followed one of my threads about us having to or being allowed to build our end-terrace house on our own responsibility – depending on how you look at it. This means that we are buying an end-terrace plot (215 sqm (2315 sq ft)) in a new development area in the Rhein-Neckar district and will be building on it ourselves – but in coordination with our two terrace neighbors.
The municipality, which sold the plots through a local resident model, ideally wanted applicants to apply as a complete housing group with several families and then build accordingly with a general contractor, construction manager, or architect. Of course, that didn’t really work out, so now there are only individual applicants and also homeowners.
After we were awarded the plot, the addresses of the other terrace neighbors were shared to discuss certain matters, such as roof style, whether or not to have a basement, etc. It was immediately clear that everyone preferred to do their own thing. However, we were still able to agree that the housing group will have a gable roof with a pitch of 35 to 40 degrees (within this 5-degree range).
As the end house, we will build without a basement, while the middle house and the other end house will have basements. This obviously presents a challenge as we would have to make a deep foundation or simply skip it, and the middle house would have to support us, as we will start construction first. The current agreement with the middle house is that we will build a deeper foundation at his expense, as supporting our house later on would be considerably more expensive for him.
We are currently close to signing with the construction manager, the notarization appointment for the plot is at the end of June, and we hope to start construction in the fall of this year. Meanwhile, several other freely planned housing groups are being built around us, which might get in the way with their cranes.
I will document the progress here from time to time – such a self-planned terraced house doesn’t come along very often.

Phew, really exhausting. I wonder how living together will turn out then? At that point, selling seems like the only option. I hope the other party ends up selling. As mentioned above, the bank might stop the funding. Essentially, I wouldn’t wish this on anyone, but in my opinion, this builder needs to be protected from themselves. No matter how you look at it, they would be better off in a nice rental apartment.

I almost assume he will sell again. All these actions on his part must cost unnecessary money, maybe his bank will stop the financing or something.
In a few years, when you have reasonable neighbors with similar means, there will be some nice anecdotes to tell, but right now it is really exhausting. Addendum: When you see something like this on TV, you think it was invented for dramatic effect.

During a brief visit to the construction site by her and the neighbor’s sister, both were shouting aggressively and verbally provoking us as well as the Viebrockhaus team. When the neighbor’s sister shouted at him, asking if he even intended to move in, the site manager shouted back that they could rent the house to 40 Syrian refugees. Then we neighbors would be in for a real treat. He was also supposed to carry out the underpinning – but only supposedly... he will not lay a finger on our foundation anymore.
The whole situation was already toxic from the very beginning – it can only get worse from here. By now, we have gotten to know him and his crew. It’s a mix of feeling overwhelmed, naivety, and audacity – and I can no longer tolerate this. We have reached out many times, but our offers were simply brushed aside, and they tried to fool us and present us with faits accomplis. Unfortunately, we were forced into the situation. At the moment, however, I have no interest in a reasonable agreement. We are terribly disappointed and angry.

The whole situation was already poisoned from the very beginning—it can only get worse. By now, we’ve gotten to know him and his crew. It’s a mix of being overwhelmed, naive, and insolent—and I can no longer tolerate that. At the moment, I have no interest in a reasonable agreement. We are terribly disappointed and angry. Now I understand better. I repeat my hope that the bank will shut off the funding. With these people, there will never be a normal neighborly relationship.

Because as things stand now—and that’s putting it mildly—the basement is definitely off the table, which is completely understandable!
