One more argument in favor of semi-detached houses. Semi-detached housing is allowed with a minimum plot size of 400m² (4300 sq ft) per half.
With a plot size of 1038m² (11165 sq ft), not so great, is it?
But that will be very tight: 112 m2 (1,205 ft2) for the exterior walls of the house and terrace.
Plus 56 m2 (603 ft2) for the floor area of parking spaces and their driveways, garages, outbuildings, as well as underground structures.
That’s a maximum of three parking spaces plus the driveway. No terrace included!

That’s a maximum of three parking spaces plus the access road. No room left for a terrace! Hmm. With a lot size of 587 m² (6,317 sq ft), I would still expect around 15 m² (161 sq ft) of space for the terrace.
So your building footprint is 96.3 m2 (1,036 ft2) plus the bay window (without exact measurements it’s hard to say), let’s assume 8 m2 (86 ft2). That leaves about 8 m2 (86 ft2) for the terrace.
Or with 587 m2 (6,316 ft2), there are still around 15 m2 (161 ft2) left. So your assumption is correct.

Not necessarily. Considering an allowable exceedance of 50% when accounting for built and paved areas! ... you still have to keep the building within the floor area ratio I.

Or with a plot size of 587 m2 (6316 ft2), around 15 m2 (161 ft2) remain. So your assumption is correct.Residential building 96.28 + bay window 6.90 + terrace 15.00= 103.18 m² (1110 ft2)
587 / 103.18 = 0.18 < 0.2 floor area ratio I
+ garage + driveway = 0.28 < 0.3 floor area ratio II
