House Design
Who designed it: Ourselves together with an architect
What do you particularly like? Why? The open living-kitchen area as well as the master bathroom with walk-in closet
What do you not like? Why? Unfortunately, we had to reduce the knee wall height, so the sloped ceilings on the second floor now start at 1.40 m (4.6 ft) instead of 1.60 m (5.2 ft). The development plan does not allow for anything else. This change was due to height adjustments in the building area.
Personal budget limit for the house, including fittings: 600,000 EUR
Preferred heating system: Ground source heat pump with heat storage / no radiators, only underfloor heating

If you had to give up, which details/expansions
-you can give up: Office
-you cannot give up: Large open kitchen

The design itself is practically set, unfortunately, we had to reduce the knee wall height a little, and now the sloped ceilings in the second floor start at 1.40 m (4.6 ft). We don’t find this very appealing, but the development plan does not permit two full floors.

We would simply appreciate some feedback. All ideas and suggestions are very welcome. Of course, we believe we have thought everything through thoroughly, but any information can help us.

There are no longer any trees on the plot.

Thank you very much in advance for the feedback.

I would mirror the ground floor along the diagonal so that the entrance is closer to the garage, meaning on the side, and the rest would shift position accordingly. This way, the living spaces and kitchen, which then move to the southwest corner, would also receive some afternoon sun.

The kitchen would then be “closer” to the street, with the chill-out area more towards the rear “protected” zone.

Regarding the living room: I find it too short. Sofas today are often shaped like an L with a leg length of 3 meters (10 feet). Watching TV comfortably with four people wouldn’t be possible anymore. The fireplace could later be too close to flammable materials when arranging furniture (upholstered items should have about 1 to 1.5 meters (3 to 5 feet) clearance, otherwise they risk scorching—I’m speaking from experience).

I would definitely avoid a trapped walk-in closet in a layout approaching 200 square meters (2,150 square feet).

The bathroom is not to my taste at all: the L-shape ruins the space, and unfortunately, it doesn’t feel cozy to me. I imagine what I would touch, see, and feel when coming out of the shower... and it just doesn’t feel right. For me, showering doesn’t relate to applying makeup. It’s not well thought out overall.

(And the principle of Feng Shui also confirms my feeling: the CHI center is missing.)

Dude, are you seriously trying to tell me how to do makeup? The eyeshadow has to match the dress, and of course, the shoes have to match the dress — you have no clue...!
Besides, she ends up blocking the bathroom for hours, while the guy already needs to use the toilet...
That’s what the second door is for.
Seriously though, she’s sitting in a hallway, so she’s in the way. That’s inconvenient both for her and the other residents.

The wardrobe is too small. Much too small. There’s no space for shoes there.

Haha, I don’t shave in the dressing room, and I’m definitely used to detail-oriented ladies.

A somewhat less common forum mantra of mine compared to the one about stones is the suggestion to divide two bathrooms not into parents and children, but into girls and boys. The term from IT&C is "collision domain."

I think the floor plan is quite well done.

I would reconsider the door to the utility room from the hallway. I don't see it as necessary, and without the door, there would be additional space for a coat rack or shoe storage. Beverage crates can also be brought in through the floor-to-ceiling door next to the garage entrance.

I would also leave out the open space above (void).

I find the fireplace well positioned, and unlike ypg, I think the sofa placement is more than sufficient.
@ypg, could you please show your suggested diagonal arrangement? I’m probably just too dense to visualize it.

@ypg, could you please apply your suggested diagonal bracing? I think I’m too clueless to imagine it myself.
I second that – my bald head was blond once too.
