Style, roof shape, building type: Single-family house with gable roof, between modern and classic
Basement, floors: no basement
Number of occupants, age: currently 2, 29 years old, planned final 4
Office: family use or home office? Mainly family use as a guest room
Open kitchen, kitchen island: kitchen with sliding door, which will usually remain open except when cooking fish or hosting guests
Fireplace: chimney planned for masonry stove
Garage, carport: garage 9 x 4m (30 x 13 ft) planned, carport to follow
Additional wishes/features/daily routine: a small pool is planned

Who created the design:
- Planner from a construction company: yes
- Architect: yes
What do you particularly like? It is already quite close to our ideas but could be improved
What don’t you like? Staircase, layout of the upstairs bathroom
Preferred heating technology: undecided yet between air-to-water heat pump or gas (but gas needs a storage tank for the energy saving regulations, right?); geothermal energy not allowed

Please provide suggestions for improvements or optimization. I would especially like your opinions regarding the staircase. We would probably move the roof window from above the dressing room to above the stairs, any thoughts?

Edit: The house will have approximately 152m² (1635 ft²) of living space

Also:
-The stove will be built into the wall, then there will be a cladding in front of it, and the door will be flush.
But it looks really funny.

-I would like to slide the door to the utility room "around the corner" and have the front door open the other way.

-A built-in cupboard will go under the stairs. Otherwise, that space would be completely wasted.

-The drains are both above the guest room/office? I haven’t thought about that at all yet.

Totally messed up? Start completely from scratch?

What is the planner’s profession here?
Yes, it’s new! There are fundamental mistakes.
The chimney/sliding door? It won’t work and can’t work.
Your explanation is unclear. If I knew about this, the chimney would be shown rotated or the two wall stubs aligned. I don’t see any sliding door either; I just see a line separating living and dining areas. Where is there room for a sliding door?

It might still be somewhat acceptable on the plan, but in reality, it will be much worse: the wall between the stairwell and the room would have to stand on the steps themselves in order to keep the space under the stairs free (where the bedside table is located).

The planner seems to be a big fan of M. C. Escher and has never visited a construction site.

Shifts like that are made on country roads before they enter a village, but not in beams, under which you would not even place a stove out of superstition.

If the other short wall were properly aligned opposite and the openings moved linearly, the terrace door would no longer open into the sofa; the one at the dining table should then be a fixed panel – who needs two wheelchair-accessible exits so close to each other?

The lintel above the front door visually hangs in mid-air on the hinge side. The setback in the façade from that point might have a structuring effect in the so-called "Bauhaus style," but with a gable roof, it looks as if the upper floor was accidentally delivered for a different ground floor. Cinderella’s doves will coo, while the architect on the right is probably still sitting at home.

Hi everyone,

I have made major changes to the house and would like to get your suggestions for improvements.

Attached is the latest version.

I’m still concerned about the placement of the chimney flue, as well as the furnishing and layout in the living room.
We want to enlarge the windows on the upper floor to 1.26m (4.1 ft).

There probably won’t be many left, since the changes were really quite extensive. The current version now looks ready for approval.

Why? It seems to me to be in a well-chosen spot. It could and should maybe be moved slightly away from the ridge beam. What is supposed to be attached to the chimney: a cozy fireplace? For a heating appliance, it would be expected on the opposite side of the house.

I would then also consider that for the ground floor—there you would also need to check that the kitchen window and the sink faucet don’t interfere with each other.

Would you have any suggestions for improvements to the floor plan?

Yes, it is a cozy fireplace that will be used occasionally on weekends. We have not yet decided on a specific model.
