What would you do differently in your next house build? (For us, there won’t be a next time, but I think beginners can benefit from our experience.) Please stay on topic and avoid lengthy discussions (feel free to start a new thread for that)!

I’ll start:
* Electrician: A network connection in every room isn’t necessary; nowadays everyone uses Wi-Fi, which is perfectly sufficient.
* Us: OK, then we’ll install one network connection per floor where the TV is going, you have to save somewhere.
* Result: At the network outlet, we get 50 Mbit/s, Wi-Fi with a repeater around 20, sometimes only about 5, Powerline adapters around 25. It’s enough for me, but the kids are disappointed. I followed all the usual advice.

They have very few tenants – what negative experiences have you had with it?

The bathroom was newly renovated before we moved in. Otherwise, you hardly get the chance to enjoy it, that’s true. (Compared to the entire property, I think too much of the budget was spent on the bathroom...)

The main issue is the cold. In a cabin-style shower, you’re quickly surrounded by warm water vapor. In an open shower, that evaporates, and it feels noticeably colder.
You compensate for that with a 20-liter (5-gallon) rain showerhead that consumes a lot of water just so you don’t freeze your backside. These have become a standard feature nowadays, even though no one ever tested them beforehand...

Our model here has one side made of glass. We have only 12° dH water hardness, but limescale is still a persistent problem on such glass surfaces.
Don’t mention squeegees to me—once the water is off, I want to grab a towel, not wipe down the glass while dripping.

The wide drain channel requires significantly more cleaning than a regular drain. It smells quickly because water stands over a wide area inside it.

Usually, these showers are tiled rather than having a shower tray or basin. This means slip resistance throughout the entire room is very important. That can limit your choices.
For example, during the cold season, when the heating air is dry and itchy skin is common, using skincare products in the shower leaves a film on the tiles that makes them quite slippery despite having anti-slip properties. This is not as extreme in our second shower with a shower tray.
Your hair conditioner is another example of increased slip risk.

Last but not least, small children in the room? That’s a nightmare. They run in wearing clothes anytime. Even when no one is showering but the area is wet, you get wet slippers or socks.

Edit:
Never go below a minimum shower depth of 1.5 meters (5 feet); otherwise, water splashes out! We have a bath mat placed in front of the shower entrance... definitely not ideal.

I prefer cabin showers and don’t feel outdated for it.
In my opinion, clear glass is attractive for architectural photographers but not practical for homeowners who clean the shower themselves.

That’s clear, but this applies to all areas of house construction. Also, LED lighting doesn’t have to be expensive. The 7m (23 feet) in the hallway cost me about 100 €. Floor-to-ceiling windows, higher knee walls, etc. also don’t come for free.

Do you mean an LED strip like that?
I find the spotlights visually very nice, but according to the architect, they cost at least 160€ each installed (since we can’t do the installation ourselves). That price is too high for me, especially when in some rooms you still need to hang an additional lamp because the lighting wouldn’t be sufficient otherwise.

And to be honest, I’m not sure if in the end they won’t annoy me?! Because so far I have no experience with spotlights.

We are perfectly fine both with the open walk-in shower, 1.50 meters (5 feet) deep, and Ikea lamps without any smart home features. People are just that different.
But we will definitely treat ourselves to a beach chair for the garden. One with a small table for drinks and with ski-like padding in the Obelix pants design. Yes, Karsten

We have clear glass around our shower with a nano coating, and despite a hardness rating of 20, there is no sign of limescale. However, it is cleaned once a week. The large shower combined with the 45cm (18 inch) rain showerhead is pure luxury for us, and I wouldn’t want to be without it.
