ᐅ Wallpaper or plaster? Which is better for a new build?

Hello

We are currently considering how to finish the walls in our new build.

The interior and exterior walls are made of sand-lime bricks, and a few non-load-bearing walls are made of gypsum concrete.

We want to design the walls so that we can avoid settlement cracks for as long as possible. (These are unavoidable in new buildings.)

What options are available?

Applying a plaster finish on the walls

Paintable plaster, roller-applied plaster, or simply smoothing with a drywall finish to Q3/Q4 level and painting

Alternatively, wallpaper and painting

Non-woven wallpaper, non-woven "Raufaser" wallpaper, painter’s fleece

We want the walls to be either smooth or with a light to medium texture (we are still undecided)

It is important to us to avoid settlement cracks for as long as possible. Non-woven wallpapers are the better choice because they cover small cracks and will only tear if large cracks appear.

The application should be relatively easy to carry out by amateurs.

We plan to have the painter do the stairwell and ground floor.
We want to do the upper floor, attic, and basement ourselves because we don’t have enough budget to have the painter do everything.

What would you recommend?

What is the difference between painter’s fleece and non-woven Raufaser wallpaper?
Is the only difference that painter’s fleece is smooth and Raufaser has a texture?

Non-woven wallpapers are definitely preferable to normal paper wallpapers, right?

Do you mean just smoothing and sanding, similar to Q4 finish?

Why would you definitely choose that again?
What problems are you experiencing with it now?

We built a fully basemented house in 2018, with a ground floor made of Poroton blocks and lime plaster, and upper floor interior walls made of double-layer drywall. All walls have been painted directly, and so far there have been no settlement cracks.

With a 2mm (0.08 inch) skim coat plaster. No, I would NOT choose that AGAIN. I would go for fleece instead.

How important is it to use vapor-permeable (breathable) materials?
For calcium silicate brick walls? Can calcium silicate actually regulate moisture inside the room if the walls are vapor-permeable?

What would you recommend more? Completely smooth surfaces or slightly rough, lightly textured ones with fine to medium grain?

What do you think about clay plaster? As a material, I believe clay isn’t bad at all.
How is it applied? Probably only as a thin coat plaster, right?
Is it probably very difficult for amateurs to apply?

A brief note on fleece-based textured wallpaper compared to regular non-woven wallpaper: The textured wallpaper also effectively hides surface imperfections and color variations since it is painted over. You can also skip applying a primer beforehand. However, the advantage of non-woven wallpaper, which can be quickly and easily cut to size with a utility knife, is not present here. The textured wallpaper tends to tear when cutting. Usually, this is not visible after painting, but sometimes it is. Based on my experience re-wallpapering 150 sqm (1600 sq ft) of living space, I switched to regular non-woven wallpaper after two rooms—it’s also easier to remove later.

@Buschreiter Thanks for sharing your experience. So, non-woven textured wallpaper is not recommended.

If using non-woven wallpaper, then painter’s fleece?

Can you recommend a good brand for painter’s fleece?

There is also non-woven fleece from Brillux, which is probably the same as the non-woven textured wallpaper from Erfurt.
