ᐅ Wallpaper or plaster? Which is better for a new build?

We are currently considering how to finish the walls in our new build.

The interior and exterior walls are made of sand-lime bricks, and a few non-load-bearing walls are made of gypsum concrete.

We want to design the walls so that we can avoid settlement cracks for as long as possible. (These are unavoidable in new buildings.)

What options are available?

Applying a plaster finish on the walls

Paintable plaster, roller-applied plaster, or simply smoothing with a drywall finish to Q3/Q4 level and painting

Alternatively, wallpaper and painting

Non-woven wallpaper, non-woven "Raufaser" wallpaper, painter’s fleece

We want the walls to be either smooth or with a light to medium texture (we are still undecided)

It is important to us to avoid settlement cracks for as long as possible. Non-woven wallpapers are the better choice because they cover small cracks and will only tear if large cracks appear.

The application should be relatively easy to carry out by amateurs.

We plan to have the painter do the stairwell and ground floor.
We want to do the upper floor, attic, and basement ourselves because we don’t have enough budget to have the painter do everything.

What would you recommend?

What is the difference between painter’s fleece and non-woven Raufaser wallpaper?
Is the only difference that painter’s fleece is smooth and Raufaser has a texture?

Non-woven wallpapers are definitely preferable to normal paper wallpapers, right?

Can you recommend a brand for the primer and adhesive?

Should we use a deep primer or a wallpaper primer? Are the primers also vapor-permeable?

I used Metylan fleece adhesive. It’s quite expensive, but you can probably find cheaper options.

I used Alpenkalk primer. I’m not sure if there’s a real difference compared to wallpaper primer. You would have to check the technical data.

For the effect I wanted to achieve, water would probably have been enough.

Did you use ready-made adhesive or mix it yourself?

What exactly is the purpose of the primer? Just to bind the dust from sanding on the wall?

There are so many different types, it’s really confusing for a layperson 🙁(

I searched for the right fleece and where we can buy it.

I found prices around 0.90–1.00 €/m² (approximately $1.00–$1.10 per sq ft) on average.

The Erfurt wallpapers in larger packages were often cheaper or about the same price per m² (sq ft), around 0.90–0.95 €/m² (approximately $1.00–$1.05 per sq ft), compared to other brands like Proofhome, HOMEFACTO:RI, or other no-name products from hardware stores.

So it’s basically a no-brainer to choose the Erfurt wallpaper, right?

Both. Mixing it yourself isn’t that difficult, so the lower price is worth it.

Normally, a primer is used to even out the absorbency of the substrate. In its original state, its absorbency varies everywhere, which obviously changes the application pattern when painting directly. With paste for wallpapering, however, this is less important. The main thing is that it sticks. The paste also isn’t absorbed quickly because it’s much thicker.

For me, it was mainly about dust binding.

If prices are like that now, you can probably go with Erfurt as well. When I bought it, it was 50% more expensive.

We are considering having a painter do the wallpapering.

Can anyone give an approximate cost for a painter to hang fiberglass wallpaper? (Just looking for a rough estimate)

Just the wallpapering itself, we would prepare everything as much as possible to reduce the cost.

Prepare the surface as well as possible (smooth it out with filler and sanding) and cover windows, doors, and so on in advance.

At the end, we might paint over the fiberglass wallpaper ourselves (if we don’t have enough budget left for the painter to do it).

I also think it makes sense, but it really depends on the offers you receive.
In the end, I had 200m² (2,150 sq ft) wallpapered because I ran out of time and happened to have the money.
It was done with just one round of filling and sanding for 20 EUR/m² (about $20 per sq ft). The work wasn’t perfect either (one or two slightly imperfect strips, a handful of edges that were loosening a bit). Given my standards, I would probably have done it more thoroughly, but I would also have needed about four times as long (if that would have been enough).
If you are already preparing the surface and only need wallpaper applied, it should be much cheaper with a fiberglass wallpaper or lining paper. I would estimate 10-15 EUR (about $10-15) per square meter.
