ᐅ Trapezoidal Metal Roof: When Should You Replace the Sealant Screws?

When is it advisable to consider replacing the stainless steel sealing screws on a trapezoidal metal roof? The roof is 12 years old and still looks good. The stainless steel sealing screws also appear to be in good condition. However, the EPDM seals on the screws are starting to look porous.

1. How long does an EPDM seal typically last?
2. Do the screws need to be removed or at least retightened over the years?
3. Is it possible to simply replace the seals (are replacements available), and will the screws still hold securely in the wooden substructure afterward?
4. Alternatively, does it make sense to cover the screws with a piece of bitumen sealing tape (which is also available in different colors)?

Unfortunately, it’s not immediately obvious if these screws become leaky over time. Any advice?

Regarding point 1)

EPDM roofing membrane is considered very durable, UV-resistant, and has a lifespan of at least 50 years.
