First of all: I’m not sure if there is already a thread like this, but nevertheless, I would find it very interesting to gather opinions, ideas, tips, tricks, etc., shortly before or during the construction phase, in order to avoid possible “sources of errors” that some homeowners made out of lack of knowledge.
These should mostly be “small details” that can be relatively easily changed or adjusted and don’t disrupt the entire plan.
We are not talking about:
--> I wouldn’t build a basement anymore
--> I would definitely get a garage in the future
But rather things like:
--> Make sure to install a conduit for the photovoltaic system
--> Wire your front door electrically to allow for technical upgrades later on
--> Install enough power outlets at certain spots to...
--> Have a water connection installed for an additional shower to create more options later
They can really be small things that bothered you afterward, that you would have done differently, but no longer have the chance to change, or that caused additional costs later on.
Topics related to kitchen, bathroom, or similar are also welcome.
We want to think of as many things as possible (which is of course nearly impossible and always depends on individual circumstances) — but surely some tips could still be helpful.

-Floor outlet under the dining table for raclette or for the kids' laptops when they have homeschooling, so you don’t have to run cables across the room.
-If you are into audio/home cinema (5.1/7.1) and no cables can come out of the wall due to windows, a floor outlet under the couch allows connecting the rear speakers.
-If you have underfloor heating, consider running a pipe to the exterior wall to allow the possibility of adding a conservatory later.
-Floor drain in the utility room.
-Plan for LAN connections outside and for access points.
-Set aside a budget for the landscaping unless you want a construction site in front of your house for years.
-Pre-install cables routed over the roof for things like an awning, IR heaters, etc.

- Use kitchen backsplash tiles in the same color as the cabinet fronts, or as supplied by the kitchen studio, not by the stonemason
- Choose darker grout in the bathroom to reduce visible staining
- Ensure the open kitchen area’s walkway width is more than 90cm (35 inches)
- Add a shelf unit or counter extension above the washbasin for storage
- Include niches in the shower for toiletries
- Adjust room lengths in the bedroom/children’s rooms to fit the intended wardrobes
These are just a few “snapshots” of our thoughts.. 🙂

- Kitchen window sills definitely in the same color as the cabinets, i.e., delivered by the kitchen supplier, not the stonemason
- Darker grout in the bathroom due to dirt accumulation
- Walkway width in open kitchen area preferably more than 90cm (35 inches)
- Raised shelf over the sink for storage
- Niches in the shower
- Adjust room lengths in bedroom/kids’ rooms for appropriate wardrobes
These are just a few snippets of our thoughts... What you list are partially individual preferences (for example, grout color or a raised shelf over the sink—many prefer light grout, and not all dark grout matches light floors, or the raised shelf may be built, a nice insert shelf, or not present at all if the sink is large). It’s a matter of taste and must suit the bathroom.
On the other hand, these are planning fundamentals that need to be addressed much earlier than shortly before or during the construction phase (for example, room dimensions, walkway widths).
Shortly before or during construction, it is often already months too late for important minor details.
My advice: Think through all possible aspects very early and plan thoroughly. That way, you don’t have to revise plans shortly before or during construction and can enjoy a more relaxed building process.
