Hello to the forum community.
A few weeks ago, we received approval to purchase a plot of land (No. 10) and are now considering the best way to design our house. We plan to build with a general contractor (GC) using solid brick construction. In 2-3 weeks, we have several appointments with GCs who have been recommended to us by multiple acquaintances based on their own experience.
The GCs would like us to provide a rough draft so they can prepare a concrete offer.

Some information about the pictures:
- The small triangle on the development plan indicates the designated garage driveway.
- The development plan is oriented north – a small footpath borders our plot to the north.
- The windows are not yet finalized, only roughly drawn.
- Most existing furniture, including the kitchen, is drawn to scale. The children’s furniture will likely be rearranged several times. The kids' rooms should have space for one bed, one wardrobe, and one large desk. Additionally, a cabinet will be included as storage for less frequently used toys. The bathroom fittings are still flexible.
- We currently have the living room/dining room layout with a frequently used PC desk and have experienced no disturbance among adults.

Basement, floors: no basement; 2 full stories; storage in the attic and in 1 garage (no second car planned)

Space needs for ground floor, upper floor: office would be nice but is not essential
Office use: family use or home office – no dedicated office necessary (based on last 10 years’ experience)
Overnight guests per year: 2-3 times/year, usually 2 people each
Open or closed layout: doesn’t matter
Traditional or modern construction: traditional
Open kitchen, kitchen island: large kitchen with dining area for 5 people, separate room with doors
Number of dining seats: kitchen 5; dining room 4 with space to extend the table to 8 people

Utility garden, greenhouse: no
Additional wishes/special features/daily routine, including reasons for preferences:
- Straight staircase preferred / possibly also quarter-turn staircase
- At least 2 washbasins, ideally 3, as parents like to bathe and do not want to be considerate of the others showering or going to the toilet
- Entrance from the gable side; the gable faces the street, as width is limited: 6m (20 feet) garage + 8.5m (28 feet) house + 3m (10 feet) clearance = 17.5m (57 feet) total
- Laundry/utility room is ideally a nearly windowless room next to the garage – OR?

What do you particularly like? Why?
- Straight staircase – just because
- Separate bathrooms/showers – no conflicts when two people get ready for going out simultaneously
- Large utility room also for drying laundry and storage
- Spacious children’s rooms
What do you dislike? Why?
- Conservatory desired (no suitable place found)
- High demand for storage space on ground and upper floors due to lack of basement
- No vestibule/entrance hall

Price estimate according to architect/planner: GC will review our plan in 2 weeks
Personal price limit for house including equipment: 350,000
Preferred heating system: gas

If you had to give up, which details/extensions
- Can give up: straight staircase, conservatory, separate WC/bathroom on upper floor
- Cannot give up: shower on ground floor

Why is the design the way it is?
Own planning based on a mixture of many examples from various magazines...

What is the most important/fundamental question about the floor plan in 130 characters?
Can the upper floor be modified to include a practical small spiral staircase to the attic? Currently, a folding ladder is planned – making the attic usable only as a storage space accessed about once a month.
Is it possible, within the height restrictions (ridge height, max wall height on eaves) and possible roof pitches (20-35 degrees), to convert the attic into an actively usable storage area? We only require about 2.50m (8.2 feet) ceiling height on the ground and upper floors.

Why have two such large dining tables? I don’t think a workspace right at the dining table is very appealing since it’s not always tidy, is it? I would rather set aside a separate corner so that bills or similar items don’t have to be quickly cleared away when guests arrive. Also, there is a lot of wasted space to the right of the table in the kitchen.

I also didn’t understand the idea of having two dining tables. And the kitchen overall is unclear to me. So much space for a single kitchen run, which apparently isn’t properly integrated? It looks like an existing run that is slightly too small.

The two bathrooms upstairs don’t seem optimal either. Both rooms have a lot of free space, so the layout could be more efficient. Perhaps a utility room could still be carved out upstairs?

3 bathrooms for 3 people?
Dining areas where at one of them, people are squeezed between the table and the cupboard?
No cloakroom, washing machine and dryer stacked on top of each other due to lack of space, the workspace squeezed into a corner.
Why not one less bathroom? Children can also use the stairs while getting ready at the same time.
Why not have just one dining area in an open-plan kitchen?

I have two more points: The topic of "storage space" seems very important to you. Do you currently live in a house with a basement, or do you have hobbies that require extra storage? Of course, it’s important to find space for your belongings, but sometimes people just accumulate things they don’t really need. Unused toys can be stored in the attic, and you could also consider giving away or selling some items.

On a second review, I still find your floor plan unbalanced. You’re wasting space in some areas while your dining room is overcrowded. With all the cabinets and the additional desk, it would feel cramped and uncomfortable to me.

Second: Your budget isn’t exactly generous. Does it include additional construction costs and landscaping? Financially, I don’t quite see the conservatory fitting in there.
